A relatively affordable, gated family neighborhood

Delasol is a small residential neighborhood nestled among the gated communities of North Naples. Its cozy setting features fewer than 300 homes on 147 acres. More than half of that space is taken up by man-made lakes and nature preserves. “It’s a mature neighborhood, and by that I mean there are a lot of trees,” says Beth J. Brown, a luxury properties specialist with William Raveis and former resident. “It looks really nice driving in. It’s aesthetically pleasing.” Homeowners enjoy resort-style amenities and relatively low HOA fees. The neighborhood also offers proximity to top-rated schools and a variety of shopping and dining destinations. “The location is amazing,” Brown says. “It’s right off Livingston Road, which we call Millionaires’ Row. To find something affordable in that area is why we bought into the neighborhood. It’s a working-class, family neighborhood where everyone has a job.”

Mediterranean-style homes range from $600,000 to $1.2 million

All of the neighborhood’s homes incorporate the Spanish Mediterranean style, with terra cotta roofs gracing decorative facades. Large driveways and attached garages are standard. Well-maintained landscaping adds curb appeal, and sidewalks provide convenient walkability. Homes offer three to five bedrooms and at least 2,000 square feet of interior space. Prices range from $600,000 to $1.2 million. Most homes back up to a lake or nature preserve, and many come with in-ground pools. Additions of pools and other upgrades, such as exterior painting, require the approval of an architectural review committee. The typical HOA fee is $332 per month. The community is far enough inland that flooding is not a major risk. “It’s centrally located, but not so close to the water that you have to worry about flooding,” Brown says. “It never floods there.” However, the risk of wind damage is high during hurricane season, and insurance rates are likely to reflect that.

Residents have access to community amenities, regional park, Gulf beaches

The neighborhood clubhouse is the center of activity. Residents can gather at the pool and relax at the spa. A fitness center, playground and courts for tennis, pickleball and basketball provide additional recreational opportunities in this certified Blue Zone community. Blue Zones refer to geographic areas where people tend to be more active and live longer. The Delasol community incorporates this philosophy by promoting health-based activities and social events. North Collier Regional Park is less than 3 miles away. It is anchored by a popular water park and features eight soccer fields and five ballfields for organized youth activity. Other amenities include a 2.5-mile walking trail and the Can U Dig It Calusa Fossil Dig Playground. Several golf courses are easily accessible, and the beach at Delnor-Wiggins Pass State Park on the Gulf of Mexico is a short trip down Immokalee Road.

Top-rated schools are close to this "kid-friendly neighborhood"

Students are served by Collier County Public Schools. The district earns an A from Niche, which ranks it as the fifth-best in the state. Veterans Memorial Elementary and North Naples Middle schools, both A-rated by Niche, are just minutes away. Gulf Coast High School is also A-rated. It features the Cambridge International course of study and offers opportunities for dual enrollment and industry certifications. “There were a lot of kids when we lived there,” says Brown, who moved out after raising her children. “It’s still a very kid-friendly neighborhood.”

Convenient location has drawn people to North Naples

The neighborhood is conveniently located between Tamiami Trail, also known as U.S. Route 41, and Interstate 75. Both provide quick access to regional destinations, including Fort Myers about 30 miles north. Residents can catch the bus just outside the neighborhood along Livingston Road, and buses run regularly along Immokalee Road. Stops include shopping centers and the waterfront. NCH North Hospital is less than 4 miles away on Immokalee Road. The Southwest Florida International Airport is a 20-mile drive. “That’s why North Naples has grown so much, because of the convenience to 75, the airport, the beaches and shopping and dining,” says Matt Bianchini, a real estate agent with Compass Florida LLC and resident of the nearby Naples Park neighborhood.

Seed to Table market, big-box retailers nearby

The neighborhood is just north of Immokalee Road, a buzzy commercial corridor. Seed to Table is a grocery store and more. The 75,000-square-foot market offers produce from local farms, a large food court and a bar. It also hosts live music seven nights a week. Publix, Walmart and Target are all nearby. Highly-rated dining options along the corridor include Blu Jelly, a popular brunch spot, and Fernandez the Bull Cuban Café. Watermark Grille is a well-known contemporary restaurant along the nearby Tamiami Trail corridor.
