The Four Seasons neighborhood in North Naples is not a resort, but it does offer a bit of an escape. The city is filled with planned and gated communities, but in the middle of all that, Four Seasons offers a collection of large, non-HOA homes on spacious lots in a quiet suburban setting. “It’s a very niche community,” says Diogo Felix, a Realtor with Realty Hub and neighborhood resident. “Finding one acre inside Naples is very hard.”

Neighborhood is undergoing a transition as families move in
Housing here is a mix of ranch-style and contemporary custom designs built from the late 1970s to the mid-1990s. Multi-level and newer options can be found, but most homes are single-story story dwellings on lots of at least three-quarters of an acre. Yard space is plentiful, and backyards often sport in-ground pools. The area is home to small man-made lakes, so several homes offer waterfront views. Prices typically range from $1.1 million to $1.6 million, although new pool homes can list for as much as $3.5 million. “It’s a neighborhood in transition,” Felix says. “Most residents have lived here for 15, 20 years. Their kids are gone now, so they’re starting to sell, and new families are coming in. It’s still affordable for Naples, but it’s becoming an upscale neighborhood. I think, within a couple of years, it will be one of the most talked about communities in the area.” Flooding and wind damage can be significant risks during hurricane season, so homeowners should be aware that insurance rates will likely reflect that.

Conveniently located to Pelican Marsh Elementary, North Naples Middle and Baron Collier High
Students are served by Collier County Public Schools, a district that earns an A from Niche. The county offers school choice, but neighborhood students have a trio of highly rated options in their zone. “Location is one of the neighborhood’s main draws, and it is surrounded by top schools,” Felix says. Pelican Marsh Elementary, North Naples Middle and Baron Collier High are all A-rated by Niche. Barron Collier is a Cambridge International school that offers career academies in arts and technology, business, engineering and health sciences.

Sam's Club, Seed to Table among a variety of shopping options
Sam’s Club is located just outside the neighborhood among a concentration of retail and dining options along the Immokalee Road corridor. Walmart, Target, Publix and Seed to Table are just minutes away. Seed to Table is a 75,000-square-foot market featuring a bar and live music nightly. Nearby dining destinations include Blu Jelly, a highly rated brunch spot, and Rusty’s, a locally owned seafood restaurant and sports bar. Plenty of other retail and dining options can be found at Granada Shoppes, an open-air mall about 3 miles from the neighborhood on Immokalee Road.

North Collier Regional Park is nearby; waterfront is easily accessible
North Collier Regional Park is less than a mile away. The recreational complex is anchored by eight soccer fields and four softball diamonds that host organized youth activity. Its most noticeable feature, however, is the Sun ‘N’ Fun Lagoon, a sprawling water park that draws a crowd from Memorial Day weekend until school starts. The park is also home to the Can U Dig It! Playground. The neighborhood borders Tiburon Golf Club, which offers public play on its two 18-hole courses. The beaches along the Gulf Coast waterfront are less than 5 miles away. “You can hop right on Immokalee Road and drive straight to Delnor-Wiggins Pass State Park,” says Mark Riley, a broker with Lux International Properties who has sold property in the neighborhood. The state park features two public beaches and is a popular spot for watercraft enthusiasts, boaters, anglers and hikers. Vanderbilt Beach, the most popular waterfront destination in North Naples, is about 2 miles south of Delnor-Wiggins.

Located between Tamiami Trail and I-75
Buses run regularly along Immokalee Road, with stops that include NCH North Hospital and the waterfront. The neighborhood is located between Tamiami Trail and Interstate 75. Downtown Naples is about 12 miles away via Tamiami Trail. Both Tamiami and I-75 provide access to Fort Myers about 25 miles north. Southwest Florida International Airport in Fort Myers is a 20-mile drive via I-75. “It’s a super location, but unless you know where it is, you’ll drive right by it,” Riley says. “Four Seasons is kind of a sleeper. It offers a lot of plusses you won’t find in other neighborhoods. It has a lot of potential.”
