Variety of options lend themselves to families and retirees
Housing consists of villas and larger single-family homes built between 2015 and 2018. “With large floor plans, the four-, five- and six-bedroom homes lend themselves to larger families,” Huber says. “The villas lend themselves to smaller families and retirees.” All but a handful of the homes are built around the community’s eight small lakes. Standard features include large driveways, attached garages and ample yard space. Front yards often feature custom landscaping, and backyards are large enough for in-ground pools. Sidewalks allow for easy access around the area.Villas range from the mid-$600,000s to about $900,000, with monthly HOA fees between $706 and $926. Single-family homes typically range from $1 million to $2.5 million for the largest pool homes. Their monthly HOA fee is $557. Flooding and related wind damage can be a major risk in the event of a hurricane or tropical storm. However, with a relatively new housing stock, insurance is more affordable than in an older community. “With the location and the age of the community, the rates are much more reasonable,” Huber says. “That’s a big draw.”

Just outside the community is an area that offers grocery stores, big-box retailers and a collection of restaurants. Shea’s Lansdowne Street is a popular destination. The neighborhood pub with Boston accents, such as a Green Monster scoreboard, offers a menu heavy on Northeast favorites, including lobster rolls and clam chowder. It moved from downtown Naples in 2022. “It’s a local place that people flock to to eat and watch the game,” Huber says. Spanky’s Speakeasy and Simit Fresh Mediterranean stand out among the diverse dining options nearby. Residents also enjoy proximity to the upscale shopping and dining options at Mercato and the Waterside Shops, both less than 5 miles away.Clubhouse is the center of an active community
Activity is concentrated in and around the community’s 9,500-square-foot clubhouse. Inside the clubhouse, amenities include a social hall, fitness center, gymnasium and game room. Surrounding outdoor amenities include the main pool with cabanas, a child’s pool with playscapes and athletic courts. “Tennis and pickleball are huge here,” Huber says. Regular card games, club gatherings and fitness classes are just a sampling of the community’s busy calendar. “It’s very active,” Huber says. “Our social director keeps things going. There are men’s lunches and women’s lunches. We have a back-to-school party and a big Halloween party.”Kensington Golf & Country Club is the closest of several nearby private and semi-private golf courses. Nearby Clam Pass Park is popular among nature lovers and is within walking distance of a public beach. A little farther up the coast are Vanderbilt Beach and the beaches of Delnor-Wiggins Pass State Park. The latter is also a haven for boaters, anglers and hikers.
Livingston Road, I-75, Tamiami Trail are convenient travel options
Livingston Road is a local alternative to Interstate 75 that puts Bonita Springs within a 10-mile drive of the community. I-75 offers convenient travel farther north to Fort Myers. Southwest Florida International Airport in Fort Myers is a 25-mile drive via I-75. Closer to home, buses run regularly along Airport-Pulling Road and Tamiami Trail. NCH North Hospital is about 5 miles away and can be easily accessed via bus and car. Students are served by Collier County Public Schools, a district that earns an A from Niche. Its headquarters, as well as A-rated Osceola Elementary and Barron Collier High, are within walking distance of the community. So is Community School of Naples, a K-12 private school rated A-plus by Niche. "You have a higher percentage of families in the community by virtue of its vicinity to local schools," says Sal Procacci, a Realtor with John R Wood Properties who has sold homes in Marbella isles. Pine Ridge Middle is the closest school for sixth through eighth graders. It, too, is A-rated. The district does offer school choice, and eligible students can attend out-of-zone schools.
