An unassuming neighborhood off U.S. 41
Once among the first developments east of U.S. 41 on the outskirts of Naples, Naples Manor now stands out as an unassuming enclave of small homes among affluent resort-style communities. “People living there were out in the boonies way back when [the neighborhood was built]. It was an economical place to live,” says Marlene Graham, Broker/Owner at Tropics Real Estate in Naples. However, as decades passed and more developments sprouted up in East Naples, “all of a sudden, they’re surrounded by homes in the multi-millions,” Graham says. Today, Naples Manor remains a more affordable option in the immediate area, as it is one of the few neighborhoods that aren’t part of a gated or golf course community.

Modest, single-story homes painted pastel colors
Most homes in Naples Manor were built between the 1960s and ‘90s and sit on just under a quarter acre of land. Most properties lining the neighborhood’s gridded streets are single-family homes, though there are some duplexes and quadruplexes. These modest, single-story properties painted in pastel colors have gently sloping roofs and front yards with palm trees and other shrubbery. Some properties have above- or below-ground swimming pools in their backyards. Properties in Naples Manor typically sell for between $350,000 and $550,000. Naples Manor has the lowest average home value of the neighborhoods surrounding it. The neighborhood also doesn’t have a homeowners association. “It’s an older neighborhood with individual lots, so there’s no regulation as far as what people can put there outside the county rules,” Graham says.

Donna Fiala Eagle Lakes Community Park is just outside the boundaries of Naples Manor. Visitors can stroll around the park’s ponds or use the athletic facilities including baseball and softball fields, soccer fields and a basketball court. The park is also home to a public aquatic complex with three pools and two water slides.
Naples has several miles of public beach on the Gulf of Mexico just a few miles west of Naples Manor. Marco Island, a popular area for boating, fishing, swimming and more costal recreation, is 12 miles south. According to FEMA, Naples Manor is in a flood zone, and hurricanes are a relatively common occurrence in this low-lying part of Southwestern Florida. Some mortgage lenders may require homebuyers in this area to have flood insurance.

Career pathways at Collier County Public Schools
Students living in Naples Manor are zoned to attend Collier County Public Schools. Many kids begin at Parkside Elementary School and Manatee Middle School before continuing to Lely High School. All three of these schools earn B grades from Niche, and the elementary and high schools immediately border the neighborhood on the east. In addition to Advanced Placement and dual enrollment courses, Lely High School offers career learning pathways in subjects including aviation, engineering, criminal justice and medical professions.
