Naples suburb near downtown and the beach
Set 7 miles east of Old Naples, Twelve Lakes is a residential community in master-planned Madison Park with Spanish-inspired homes, shared amenities and convenient access to daily essentials. "You're going to get a social community with active residents," says Erica Swift, a Realtor with Alfred Robbins Realty Group LLC and a Naples resident. "It appeals to both families and retirees. There's a 50/50 mix of snowbirds and full-time residents, so it's not going to turn into a ghost town out of season." Several retail plazas and golf clubs are within a mile's drive, and key amenities like Naples Beach are 7 miles away. "You have all of that at your fingertips," Swift says. "And you're insulated from storms because you're farther from the shoreline." The overall CAP Index Crime Score is 2 out of 10, lower than the national average of 4. "The people are so friendly because it's paradise," Swift says.
Naples Beach and nearby recreation
Residents share access to Madison Park's amenities, including a clubhouse, fishing lakes and a community pool. "People are always at the pool," Swift says. Nearby are several private golf clubs, including Cedar Hammock Country Club, with an 18-hole course, fitness center and tennis courts. Naples Beach is known for its white sands and clear, blue waters. Built in 1888, the historic Naples Pier is a peaceful spot to watch the sunset or cast a fishing line for red grouper and lane snapper. "People walk up and down the pier," Swift says. "You can go to the beach every day. There's heat, but it's not so unbearable you can't go out and enjoy a round of golf or pickleball."
Spanish-inspired homes and condos with HOA amenities
Built during the late 2000s through the early 2010s, Twelve Lake's single-family homes are set along wide residential streets lined with sidewalks and palm trees. "You'll see people walking dogs," Swift says. The community is part of Madison Park, whose monthly homeowner association dues range from about $250 to $275. "You get amenities included — wifi, water, exterior maintenance," Swift says. Homes here are generally Spanish-inspired, shaded in sandy beiges or whites with clay-tiled roofs and decorative archways. Typical features include attached garages, screened patios and private pools. Waterfront views are especially desirable. Prices range from about $500,000 to $900,000, depending on a home's size and features."You can also get a really great condo if you're looking to downsize and not stretch your budget," Swift says. 21st-century condos are set in multifamily buildings with assigned parking, shared amenities and monthly condo association fees ranging from $400 to $650. Condo prices range from about $200,000 to $500,000. There are also a few apartment complexes in the neighborhood, including Legacy Naples Apartments with a community pool.
Potlucks and the Stone Crab Festival
Madison Park residents enjoy a busy social calendar. "They have a person who chairs the social club and takes point on getting dinner parties together or Wednesday potlucks," Swift says. "One time, they went on a dinner cruise. They do things like that throughout the year." There are also a handful of Naples events to look forward to, including the Stone Crab Festival in October, which includes live music, lots of seafood and fun traditions like the "Cracking of the Claw" ceremony at Pincher's.
Shopping plazas just outside of Twelve Lakes
Within a mile of Twelve Lakes, Berkshire Commons and Countryside Shoppes are two retail plazas across the street from one another. Countryside Shoppes features an Aldi and a handful of restaurants, while Berkshire Commons has more restaurants, businesses and a Publix. "If you're in Naples, you're 2 to 3 miles from a Publix, no matter where you live," Swift says. Residents can start their morning at cafe chains like Starbucks and First Watch or stop into Athletica Smoothies and Juice Bar for a superfood smoothie. Instead of the usual burgers and fries, there are international flavors here, including cheese-smothered burritos at Taco Lindo, fresh sushi at Hibachi Of Japan II and Sicilian-style slices at Santi's New York Pizza. For dinner, Trattoria Mangia is a date-night favorite for its quiet ambiance and authentic Italian cuisine, while Beef' O' Brady's is a lively sports pub with a comfort food menu and beer on tap. After dinner, Jeremiah's Italian Ice is the spot for dessert. Old Naples is packed with more shopping and dining.
Collier County Public Schools receive high marks from Niche
Twelve Lakes is part of Collier County Public Schools, rated A overall by Niche. Local kids can start at the A-minus-rated Calusa Park Elementary before moving to the B-plus-rated East Naples Middle. At the B-rated Golden Gate High, teens can take dual-enrollment courses for credit at Florida Gulf Coast University and Florida SouthWestern State College.
From Twelve Lakes to Old Naples with minimal congestion
Radio Road and Florida State Road 84 border Twelve Lakes, granting easy access to Old Naples. "Having access to both roads is a nice feature, especially in the winter because snowbirds come down and traffic tends to be more congested," Swift says. Residents generally drive to get around, but Collier Area Transit buses also stop in the neighborhood. NCH Downtown Baker Hospital is 8 miles away, and Southwest Florida International Airport is 31 miles away.
