The Villages of Monterey is an active, gated Naples community with an eclectic mix of high-value homes around a pair of man-made lakes. Residents enjoy resort-style recreation and proximity to modern amenities and attractions. “It’s a friendly, well-run neighborhood,” says Jocie Jandovitz, Realtor with John R Wood Properties. “It’s a wonderful location, with access to downtown, shopping, schools and the beach.”

Custom-built homes on larger lots with mature landscaping
Though home to villas and attached condos, contemporary single-family homes on spacious lots represent most of the community’s housing. Each housing type has its own homeowner’s association. Mature trees and custom landscaping complement waterfront views. “It’s not your traditional development,” Jandovitz says. “All the homes are custom-built.”
Driveways and attached garages are standard. Walking paths run through the community. Several streets end in cul-de-sacs, offering an additional level of privacy. Home prices range from around $900,000 to nearly $3 million. Attached villas typically list between $500,000 and $650,000. “It’s a very desirable neighborhood,” Jandovitz says. “A lot of the homes have been renovated, which is why the prices have gone up.”
HOA fees range from the high $300s to the mid-$700s. While the community is close to the coast, it managed to dodge most of the problems from two hurricanes that hit the region in 2024. “It’s not as much of a flood risk as other neighborhoods in Naples,” Jandovitz says.

Clubhouse, athletic amenities are part of an active lifestyle
The community features a clubhouse and pool. Athletic amenities include tennis courts, a lighted basketball court and walking and biking paths. A playground offers activities for the community’s youngest residents, who are the focus of holiday events such as an annual Easter Egg Hunt and a Father’s Day fishing contest. Residents can hop on Vanderbilt Beach Road, the community’s northern border, and drive or bike directly to the beaches of the Gulf Coast less than 5 miles away. The beach is the highlight of nearby Delnor-Wiggins Pass State Park, an amenities-filled destination that also caters to boaters, watercraft enthusiasts, anglers, hikers and geocachers. Soccer fields, ballfields and a water park anchor the nearby North Collier Regional Park sports complex. Naples is a haven for golfers, and courses can be found throughout the city.

Students are served by a trio of Collier County public schools, including Pelican Marsh Elementary School and Pine Ridge Middle School, both of which score an A on Niche. Older students can attend A-rated Barron Collier High School, which offers the Cambridge International program and features career academies in arts and technology, business, engineering and health sciences. “The neighborhood feeds into great schools, and that’s always a draw for year-round residents,” Jandovitz says. The Village School is a nearby private Christian option that serves students in pre-kindergarten through 12th grade.

Shopping centers and restaurants are located nearby
Residents often head to nearby Pelican Marsh for shopping and dining. The Galleria Shoppes at Vanderbilt features the popular fusion of Flaco’s Mexican Specialties and Steakhouse. The highly rated San Giuseppe Pizza is near Naples Walk, a shopping center anchored by a Publix. Residents often make the quick trip to Mercato, about 2 miles down Vanderbilt Beach Road, for its boutique shops, restaurants and movie theater.
