Towering palm trees and carefully maintained landscaping complete the area’s pleasant atmosphere and views overlooking the golf course’s water features and gently sloping hills. The community has a selection of housing types, including single-family homes, condos and multi-family coach houses. The development has a total of 1,431 total units at a wide range of price points. Single-family homes typically sell for between $1.45 million and $3.45 million, while condos and coach houses sell for between $425,000 and $1.2 million. Units with a deeded golf membership tend to be on the higher end of the range.

Resort-style amenities and nearby beaches
TPC Treviso Bay is the only Tournament Players Club golf course in Naples, and 825 properties in the community are bundled with golf memberships. The remaining homes have only social memberships, without access to the golf course. Homeowners in these properties cannot purchase or upgrade their membership to a golf membership. “It’s structured. In general, certain neighborhoods and streets are deeded with golf memberships,” McPhail says. In addition to the 18-hole course, the community has resort-style amenities, including several pools, tennis courts, bocce ball courts and a fitness center. Outside of the many on-site amenities, residents are a 20-minute drive from the miles of beach on the Gulf of Mexico in Naples. Marco Island is a 25-minute drive south and is a popular destination for boating, swimming, snorkeling and more coastal recreation.

Extra costs include HOA and CDD fees
Residents must pay an annual assessment through the Treviso Bay Master Association, which covers common area maintenance, as well as internet and cable costs. Single-family homeowners pay an annual fee for landscaping. Some developments in the community also require a quarterly HOA payment.
The Wentworth Estates Community Development District manages road improvements, irrigation and landscaping. Residents pay a CDD assessment through their annual property tax bill. Additionally, according to FEMA, this neighborhood, like much of the low-lying land in Southwest Florida, is in a flood zone. Some mortgage lenders require buyers to purchase flood insurance in this area.
SWFL is a very low lying landscape. Drainage and building up land is necessary for communities.

On-site dining for residents and guests
The community’s clubhouse has several dining options, including casual fare at the Clubhouse Bar & Grill and a more upscale experience in the Grand Dining Room. “They just completed an outdoor bar on the terrace overlooking the golf course, and it’s only available to people living there and their guests,” McPhail says. Locals can run errands at Publix just outside the development, and downtown Naples has more high-end shopping and local dining nearby. “The location of Treviso Bay is one of the biggest selling features of it,” McPhail says. “You’re in this little sweet spot 5 miles from downtown, 5th Avenue and the beaches. The Gulf of Mexico is right there.”
Nearby 5th Street in Naples is the place to take a stroll along the avenue and peruse the shops and galleries.

Neighborhood students zoned for Collier County schools
Children living in the neighborhood are zoned to attend Collier County Public Schools. Students may start at Manatee Elementary School, which has a B-plus grade from Niche, and continue to B-rated Manatee Middle School. Older students graduate from B-rated Lely High School. The high school offers student groups, including Debate Club, Model UN, Criminal Justice Club and National Honor Society. Students also have the option to take Advanced Placement classes and participate in dual enrollment programs with Florida SouthWestern State College, Florida Gulf Coast University and Lorenzo Walker Technical College.

Driving to downtown Naples, Fort Meyers and nearby facilities
Treviso Bay is car-dependent. Drivers can go up U.S. 41 to get to downtown Naples or Naples Airport in under 15 minutes. Nearby medical facilities include the Physicians Regional hospital on Collier Boulevard, 5 miles east. Fort Meyers is 47 miles north, and drivers can get there on Interstate 75.
US-41, Tamiami Trail is the main road to get to Naples elsewhere from Wentworth Estates.
Naples Airport has private and small charter services and is 15 minutes away from Wentworth Estates.
