Midtown's blend of nightlife, campus life and major employers

Midtown is right in the middle of Nashville's action, tucked between major hospitals, live music venues and Vanderbilt University. It's one of the few neighborhoods where you can actually ditch the car and walk to work, dinner and a concert, with a nightlife scene that feels more local than the touristy Lower Broadway. Just a couple of miles from downtown, you’ll find a lot more city activity than in quieter neighborhoods like Green Hills or Belle Meade. There are some drawbacks, like noise and street parking, but thanks to the nearby university and all the local healthcare jobs, demand here never really cools off. And when you need to escape the urban jungle, Centennial Park's trails and free festivals are right around the corner.

Condo communities with modern amenities in the heart of Nashville

Midtown mixes high-rise apartments, condos and a few single-family homes, giving it a city-center vibe you won't find in much of Nashville. A lot of the condos were built after 2000, so they're relatively new, and monthly HOA fees typically cover perks like pools, gyms and garages. Condo units start in the mid-$200,000s and climb into the low $400,000s, and luxury penthouses can go as high as $2.1 million. Newer single-family homes are harder to come by, running from the mid-$800,000s to more than $1 million.

Midtown continues to see new development, so construction noise is a potential drawback. "We like to joke that the state bird is the construction crane," says local Realtor Lisa Peebles, who works with Fridrich & Clark Realty.

While nearby Vanderbilt gives the area a youthful energy, there’s so much more in Midtown than your typical college bar scene. "It's a thriving neighborhood and definitely one of the best nightlife scenes," says Stuart Deming, a tour guide and co-founder of XPLR Nashville. "Midtown is really the place to be for fun living, lots of fine dining and cool bars." Some of the area’s most popular restaurants include:

  • Hattie B's Hot Chicken, one of the most popular spots to try Nashville’s signature dish
  • Halls Chophouse, an upscale steakhouse with an extensive wine list
  • The Row Kitchen & Pub, a former songwriter hangout now serving Southern comfort food with nightly live music
  • Midtown Café, a neighborhood staple since 1987 with elevated Southern dining
Midtown is also home to the iconic Rock Block, a section of Elliston Place known for its live music venues. You’ll find some of the city’s best nightlife throughout Midtown:
  • Exit/In, a legendary venue that's hosted Billy Joel, Red Hot Chili Peppers and more
  • Losers Midtown, a beloved dive bar and venue where you might spot a music industry celebrity
  • Analog, a stylish listening room in the Hutton Hotel serving craft cocktails
  • The End, a gritty club known for its punk, metal and underground shows

Midtown is a walkable neighborhood with plenty of bus routes

This is one of the only Nashville neighborhoods where it’s totally possible to live without a car. WeGo buses connect through the neighborhood, and downtown Nashville is about 2 miles away. You’re within walking distance to some of the city’s top employers, including Vanderbilt University and Medical Center, HCA Healthcare, TriStar Centennial Medical Center and Ascension Saint Thomas Hospital. However, there aren’t any major grocery stores in the neighborhood, and if you do have a car, on-street parking spots are extremely limited.

Home to Vanderbilt University and a top-rated private school

Midtown is anchored by the private Vanderbilt University, which is consistently ranked among the city's top employers. Residents can attend on-campus guest lectures or cheer on the Commodores at FirstBank Stadium during football season.

For younger kids, the neighborhood is part of Metro Nashville Public Schools. Right next to Vanderbilt, the University School of Nashville is a private kindergarten through 12th-grade option that receives a top A-plus rating from Niche.

Centennial Park has plenty of things to do outdoors

Centennial Park is basically Midtown's backyard. This 132-acre green space is where locals walk or jog the trail loop around Lake Watauga, hit the dog park or play a pickup game on the sand volleyball courts. There's also the Centennial Art Center, where you can take a class or catch a local exhibit. When it's warm out, it's the go-to spot for concerts, swing dance nights and Shakespeare at the bandshell. In the center of the park, you’ll find one of Nashville’s most iconic landmarks — a full-scale replica of the Parthenon in Athens.

Plenty of free festivals and events at Centennial Park

The neighborhood is often busy with pop-up events, but the biggest festivals take place at Centennial Park. Here are a few favorites:

  • Tennessee Craft Fair, a juried art fair on the Great Lawn with demonstrations and food vendors
  • Musicians Corner, a free outdoor concert series on weekend evenings in spring and fall featuring local and national artists
  • Nashville Earth Day Festival, a free celebration with sustainability vendors and a tree giveaway
