Along Florida's Emerald Coast, on a barrier island between the Santa Rosa Sound and the Gulf of Mexico, lies Navarre Beach, a laid-back oceanside community where sunny skies and sandy shores beckon vacationers and long-term residents alike. "The tourist board's slogan for Navarre Beach used to be Florida's Best Kept Secret, but they changed it a few years ago to Florida's Most Relaxing Place," says Mark Miller, an area resident and the broker/owner of Century 21 Island View Realty, a brokerage that has served Navarre Beach for 40 years. "They had to change the slogan because it's not a secret anymore. It's a popular area, and it's growing. But it's still less crowded than other local beaches and has a small beach town atmosphere where you get to know your neighbors."

Beach activities and seaside adventures
Santa Rosa National Seashore borders the west end of Navarre Beach, making the community much more secluded and less commercialized than its Emerald Coast neighbors. Its white-sand beaches stretch 12 miles along the Gulf Coast and continue for another 18 miles through the National Seashore. "It truly feels like powder sand," says Travis Mattair, a local Realtor with Keller Williams Emerald Coast West Branch. Navarre Beach Marine Park comprises 150 acres of both coastlines at the community's east end. The oceanside is known to be an excellent spot for shell-hunting, as it's less trafficked than the surrounding beaches. And Mattair says, "The sound side is much calmer and safer for kids to swim in." The park's fishing pier measures 1,545 feet, making it the longest in Florida. Navarre Beach Marine Sanctuary has three artificial reefs that serve as protected wildlife habitats and local snorkeling spots. Next door, the Sea Turtle Conservation Center is home to one of the community's most beloved residents, Sweet Pea, the injured sea turtle.

Annual events, from concerts to beach clean-ups
Navarre Beach Marine Park isn't just for sunbathing and ocean gazing; it's also the site of some of the area's numerous annual events, including the Tunes by the Dunes spring concert series, a festive Fourth of July fireworks show and the Navarre Beach Mardi Gras Parade. Also, volunteers attend several of Navarre Beach Sea Turtle Conservation Center's Trash Bash events throughout the year. To battle the war on marine debris, locals gather on Navarre Beach to collect and remove trash from the 4.5-mile stretch of bright, white sand.

Condos, beach bungalows and more
Navarre Beach features a mix of coastal homes, with some facing the sound and others with views of the emerald ocean. Single-family homes come in various styles, ranging from colorful craftsman bungalows to raised chalet-style beach houses. These listings typically range from $1 million to $2.75 million, though some larger beachfront homes can cost up to $4 million. Oceanfront townhomes list around $1.5 million, while smaller, sound-side townhomes can cost closer to $550,000. The one-bedroom sound side condos usually range between $290,000 to $500,000. But like the townhomes, oceanfront condos can cost significantly more, up to about $2 million. "Navarre Beach has a pretty strong real estate market," Miller says. "And our prices are generally a little bit less than other area markets, like Pensacola and Destin."

Navarre Beach is home to several local businesses where folks can grab a bite to eat or buy basic beach necessities. Andy D's Beachside Restaurant and Deck Bar serves tasty coastal treats, from gator bites to grilled mahi tacos. The Boardwalk Shop has sunscreen, beach towels and bike rentals. "We're not a big party or college spring break destination," Miller says. "But if you want to kick back and have a drink and listen to live music, we have places like Andy D's and Juana's Pagodas for that." The nearest grocery store is a Publix about 2.5 miles away, across the Santa Rosa Sound.

Marine Science programs at Navarre High
Navarre Beach is a part of the Santa Rosa County School District. Holley-Navarre Primary School scores a B on Niche, and Holley-Navarre Middle gets an A-minus. Navarre High gets a B-plus and is considered the second-best high school in the district. In 2009, it established a Marine Science program that has since graduated more than 4,000 students.

Mainland bound via Gulf Boulevard
Navarre Beach's barrier island features one main road, Route 399 – also known as Gulf Boulevard – which runs east to west and provides access to the mainland from Navarre Beach and Pensacola Beach. From Navarre Beach, it's about 25 miles to Downtown Pensacola, Destin Beach and Eglin Air Force Base. While this may not seem far, Mattair says traffic has worsened as the area has slowly become more of a tourist destination. "During peak season, from about spring break through August, it can be very challenging to get across the bridge, let alone drive around the island. The primary residents don't leave the house during the big holidays like Fourth of July and Memorial Day."

Flood risk for Navarre Beach
Mattair says Navarre Beach "is in a flood zone, so everybody has to have flood insurance." Historically, hurricanes have posed the most significant flood risk for the community. The area's most recent destructive storm occurred in 2020, when hurricane Sally unexpectedly swept through the Emerald Coast, causing a 5-foot storm surge and over 90 mph winds across Navarre Beach.
