Housing ranges from condos to multimillion-dollar estates

According to Bryce Smith, an agent with Coldwell Banker Realty, New Albany has an overall prestigious vibe. “Everyone knows it as a white picket fence kind of place,” he says. “That is one polished community.” Some midcentury homes are available, generally selling between the high $200,000s and the mid-$700,000s, depending on their condition. However, most homes are 21st-century New Traditional designs, selling for prices ranging from the low $300,000s to the high $900,000s, depending on size and location. Millennial mansions frequently have acreage and sell for between $900,000 and $4.2 million. Condos are also available from the mid-$100,000s to the high $700,000s, depending on features and space.

"A lot of these houses aren't going to interest first-time homebuyers," says Marci Press, owner of Home Central Realty. "The price makes them more of a choice for people moving up." Taxes are also higher, she says, though that might be more a feature than a bug. "People are happy to pay them," Press says. "Because with the schools, the amenities—they're getting what they pay for."

Major tech firms and retailers have invested heavily in the area

Infrastructure and development incentives have made New Albany a popular destination for numerous corporations and businesses. Dozens of companies call the area home:

  • Google, Amazon and Meta have all built data centers.
  • Abercrombie & Fitch, Bob Evans and Bath & Body Works have established headquarters.
  • Hims, Ryder and CVS Pharmacy have corporate offices.
  • PPG, Voyant Beauty and Amgen have manufacturing facilities.

The local school district is considered one of the best in Ohio

New Albany-Plain Local Schools is a top-ranked district that Niche names one of the best in Ohio. A $135 million bond was approved in 2024 for a new elementary school and upgrades to the district's five current schools. "You can compare New Albany High School to a college campus," says Press. "When they first constructed it, we were in awe. What a great place to send your kids." New Albany High School also takes pride in its athletics, with a 2024 state championship win by its boys soccer team and a Final Four showing by the 2025 baseball team.

Recreation includes thousands of acres of green space

New Albany Parks and Recreation oversees more than 2,000 acres of public parks and green spaces, along with over 80 miles of trails. Swickard Woods Nature Preserve features an arboretum with dozens of tree species and diverse foliage. Rose Run Park has the scenic Marx Library Garden, while Bevelhymer Park is home to central Ohio's largest outdoor pickleball network. The Plain Township Aquatic Center is home to multiple pools with water slides, sunbathing decks and an interactive play area.
