New Baltimore offers comfortable suburban living in Northern Virginia

New Baltimore is a spread-out suburb in Fauquier County. It features a mix of established subdivisions and new home communities with spacious, tree-lined lots that offer an escape from city life in Washington, D.C., about a 45-mile drive away. “It’s about a 50-minute drive to the capital, and it’s also accessible to major airports,” says Tyler Ross, a Fauquier County native and the principal broker of Ross Real Estate. Proximity to Washington makes New Baltimore a destination for commuters looking for a slice of suburbia with a slower pace of life in Northern Virginia.

Spacious lots with a mix of traditional homes and newer builds

Homes in New Baltimore are spread out along tree-lined streets and have a median lot size of just under an acre. Established subdivisions showcase traditional Colonial Revival, split-level, and ranch-style homes, while newer developments feature more contemporary designs and New Traditional architecture. Prices typically range from $450,000 for older ranch-style homes to upwards of $1.2 million for newer builds with modern amenities. Some subdivisions have HOAs that require residents to pay dues, and properties outside of these residential developments may not have access to public utilities. “Most properties are on private wells and septic [systems] as opposed to public water and sewer,” says Matt Megel, a Realtor and managing partner of the CAZA Gainesville Team with eXp Realty.
