In New Cuyama, you’ll see mostly ranch-style houses from the 1950s, when an oil discovery spurred rapid growth. A small number of newer builds have been added over time. Home prices generally fall between the low $200,000s and the upper $300,000s, with a median sale price around $280,000. By comparison, Santa Maria ’s median is nearly $700,000, while Santa Barbara ’s is closer to $2.3 million.

While some buyers invest in acreage for farming, “people are also getting land to put prefab homes and shipping container houses on,” says Aaron Schulman, Realtor with Douglas Elliman, who has owned a place in New Cuyama for more than five years. If you’re hoping to build from scratch, the rural setting can make getting materials a bit challenging. “I’ve been remodeling my place, and everything has to come from Santa Maria or Bakersfield,” Schulman says.

Living in the area gives you plenty of opportunities to connect with nature. “It’s quiet and peaceful, and you can see the stars,” Schulman says. “There are tons of trails and things to do.” The Los Padres National Forest stretches to the south, with opportunities for horseback riding and riding off-highway vehicles. To the north is the Carrizo Plain National Monument, where you can hike past fields of wildflowers, ancient rock art and the San Andreas Fault.
