New Cuyama’s housing market

In New Cuyama, you’ll see mostly ranch-style houses from the 1950s, when an oil discovery spurred rapid growth. A small number of newer builds have been added over time. Home prices generally fall between the low $200,000s and the upper $300,000s, with a median sale price around $280,000. By comparison, Santa Maria ’s median is nearly $700,000, while Santa Barbara ’s is closer to $2.3 million.

Recent land sales have gone from around $700 to $2,500 per acre. While some buyers invest in acreage for farming, “people are also getting land to put prefab homes and shipping container houses on,” says Aaron Schulman, Realtor with Douglas Elliman, who has owned a place in New Cuyama for more than five years. If you’re hoping to build from scratch, the rural setting can make getting materials a bit challenging. “I’ve been remodeling my place, and everything has to come from Santa Maria or Bakersfield,” Schulman says.

Hiking and exploring near New Cuyama

Living in the area gives you plenty of opportunities to connect with nature. “It’s quiet and peaceful, and you can see the stars,” Schulman says. “There are tons of trails and things to do.” The Los Padres National Forest stretches to the south, with opportunities for horseback riding and riding off-highway vehicles. To the north is the Carrizo Plain National Monument, where you can hike past fields of wildflowers, ancient rock art and the San Andreas Fault.

Dining out and finding supplies in the Cuyama Valley

Major shopping trips typically involve driving to Taft, 30 miles away, which has an Albertsons, or heading into the larger cities of Santa Maria, Bakersfield or Ojai. However, New Cuyama is home to several businesses of its own, including:

Working from home or commuting to Santa Maria and Bakersfield

Many longtime locals work in the agricultural industry, but some people commute to nearby cities such as Santa Maria, Ojai and Bakersfield, all within 70 miles. In recent years, New Cuyama’s scenic location and relatively low housing prices have also lured some remote workers, though connectivity may vary. Cell phone coverage is generally strong along the main roads but can be spotty if you’re closer to the mountains. For internet, most people rely on wireless or satellite providers. “There’s basically no reliable fiber internet, but I use Starlink, and it’s wicked fast,” Schulman says.

School options for New Cuyama kids

The area is served by the Cuyama Joint Unified School District, with Cuyama Valley Elementary School for kindergarten through eighth grade, followed by Cuyama Valley High School, which offers a strong Future Farmers of America program. Families can also apply for interdistrict transfers to the Maricopa Unified School District. Approval depends on space at the student’s grade level, and parents are responsible for transportation.

With its dry climate, water is a precious resource, and it’s important to know where yours will come from. Cuyama Community Services District provides water and sewer service within the New Cuyama townsite, while other areas rely on mutual water systems or private wells. If your property doesn’t have an existing well, you’ll need to apply for groundwater rights and a permit before drilling one.
