Smaller homes and nearby essentials with growth on the way in Amity
Amity is an established, but up-and-coming neighborhood that offers the extra space that comes with living in northwest New Haven. Amity and the adjacent neighborhood of Westville are known for architectural diversity, but Amity’s homes are generally smaller and more affordable. Even though it’s about 4 miles from Downtown New Haven, Amity is still convenient. It’s bisected by a growing shopping and dining corridor and is close to major roadways and a sprawling state park.
Renovated homes and fixer-uppers with varied styles
Amity has mostly single-family homes with larger yards than those in many neighborhoods closer to downtown, but its residential streets are still lined with sidewalks for increased walkability. Cape Cods are its most prominent home style, but the neighborhood is known for its diverse home styles, including ranch-style homes, hi-ranches, bi-levels and colonials. You can even find the occasional Victorian or Tudor-style home. Some homes have already been renovated, but Anthony D'Amore, a Realtor at eXp Realty and a lifelong New Haven resident, says there’s still a good number of fixer-uppers on Amity’s market — a fact that actually draws some buyers. “It’s kind of a blank canvas for some people,” D’Amore says, adding that outdated houses sometimes sell faster than renovated ones. “There’s opportunity to grow there and add value to the properties.”
Home prices in Amity are rising, making its homes a good investment
Single-family homes typically start in the mid-$200,000s and climb to the low $400,000s. There are also a few multi-family homes, which cost between the low $300,000s and high $400,000s. The median sales price here is in the low $300,000s, much lower than the neighboring community of Westville. It’s a little higher than nearby West Rock, though this may be influenced by the other neighborhood’s more diverse mix of single-family homes, condos and duplexes. But D’Amore says investing in the area is a choice that’s liable to pay off. “If you buy in Amity now, the value over the next five to 10 years will increase dramatically,” D’Amore says, adding that development is underway for both Amity and Westville. “You’re going to see art galleries and restaurants and potentially even nightlife popping up. … Buying in Amity now is like buying in Wooster Square 10 years ago. I think buying in Amity would be a very smart decision if you plan to stay there for 10-plus years.”

Navigating daily commutes in Amity, accessibility to Merritt Parkway
Amity’s main thoroughfare is Whalley Avenue, which leads directly into Downtown New Haven. A few neighborhood streets, including Whalley Avenue, are lined with bus stops, but buses are a little more limited in this part of the city; they come every 30 to 45 minutes. Many residents prefer to drive to work in the city, often at Yale University or Yale New Haven Hospital. The commute typically takes about 10 to 15 minutes by car, but can take nearly 30 minutes during peak travel times. Merritt Parkway, which runs along the western side, provides convenient access to travel throughout the region.
New Haven’s school choice or private education at Hopkins School
Amity is served by New Haven Public Schools. Students in the district can attend schools they’re zoned for, but its strong school choice program also offers the opportunity to apply to magnet, charter and out-of-district schools. Nearby schools include Mauro-Sheridan Magnet School, which focuses on science, technology and communications or Common Ground High School, Urban Farm and Environmental Education Center. Nearby, Westville is home to a prominent, highly rated private school for students in seventh through 12th grade. “A big draw is the Hopkins School, which is one of the top private schools in the country,” Borowski says.

Amity offers essentials and local eateries along Whalley Avenue

Residents also travel outside Amity to watch sports games at The Yale Bowl or catch a show at the Westville Music Bowl. “They do a lot of reggae bands, a lot of 90s bands, local bands and stuff like that,” D’Amore says. “Comedians also book shows there. The place is very lively.”

Hiking and beautiful views in West Rock State Park, nearby golfing
Along Amity’s edge, West Rock State Park is a major draw. Many of its hiking trails climb up to beautiful, sprawling views of New Haven and the Long Island Sound or historic spots like Judges Cave. Anglers find good fishing spots in the park or head to the Pond Lily Nature Preserve to cast their lines into the West River. The Yale University Golf Course is on Amity’s other side, and D’Amore says proximity to the 18-hole course is another major benefit for some residents.
West Rock Ridge State Park is the perfect place in Amity for nature lovers and hikers.
The West River offers Amity residents easy access to plenty of fishing and relaxation spots.
