Waterside living on the other side of the harbor
East Shore, a waterside community along New Haven Harbor, gives its residents a taste of waterfront living at a fraction of the cost. “The area is becoming more popular with time,” says Roseann Iuvone, Realtor at Seabury Hill Realtors and area local who lives just a few minutes from East Shore. “The taxes are lower there, and compared to downtown neighborhoods like Westville, the cost of living is just more reasonable.” East Shore is close enough to the city that commuters can get downtown quickly but also far enough to offer a quiet and airy repose from the city's bustle.

East Shore truly is a return to nature. The neighborhood has multiple beach access points along the New Haven Harbor and Morris Cove. Morris Beach and Lighthouse Point Park are among the most popular because their shores are open to the public. Lighthouse Point is also a favorite bird-watching spot to see bald eagles and peregrine falcons and is home to a historic lighthouse from 1847. The park sits beside Morris Creek Nature Preserve, which has no walking trails, but kayakers drifting down Morris Creek get front-row seats to the salt marsh’s beauty. With so much untamed nature, East Shore is no stranger to wildlife. Iuvone shares, “There are pelicans, foxes, even coyotes. It’s crazy to me that we’re 15 minutes from the city and have this much diverse wildlife.” For more traditional city park amenities, locals head north to East Shore Field, Hannah’s Dream Playground or Fort Hale Park. Residents can play baseball or tennis, let the kids run around on the playground or take their pets for a stroll. Not too far from Fort Hale Park is a neighborhood mainstay, Pardee Seawall. Iuvone says, “People love to walk along the sea wall. At the end of the day, you can see everyone with their dogs sitting to watch the sunset. Sunset at the sea wall is big here.”

Starter homes and generational properties
Houses in the area cost between $280,000 and $490,000, but some waterfront homes can climb up to nearly $2 million. High-priced homes tend to have private beachfront real estate or easy access to public beaches. Properties vary in architectural style, but plenty of Cape Cods and raised ranches can be found along shady inland streets. According to Iuvone, “The area has lots of young professionals starting their first home, but there’s also a good mix of ages. Some people have been there for generations, and others live there for half the year and have another home in Florida.”

Local dives along Interstate 95
Regarding shopping and dining, locals have some options near Interstate 95, with most being chain establishments among a select few small businesses. Gutiz Restaurant and Bakery is known for its flavorful Ecuadorian dishes, with locals raving about their empanadas and tres leches cake. Bistro Mediterranean Tapas Bar is highly rated, as well, and a favorite spot to meet with friends or host laid-back celebrations. However, Iuvone shares that “most people drive into Downtown New Haven or head to Branford to shop and eat out. But people go to the Stop and Shop off Hemingway Avenue to grocery shop.”

Students learn culinary skills at Wilbur Cross High
Although East Shore is located on the other side of the water in East Haven territory, students are served by New Haven Public Schools. Students attend Nathan Hale School, a prekindergarten through eighth grade institution. The school has a C score on Niche and offers an afterschool program called Highfliers, where students can participate in arts & crafts, STEM activities and community outreach opportunities. Older students attend Wilbur Cross High School, which is about 4 miles northwest on the other side of the water. It earns a B-minus on Niche and has a diverse student body, with over 22 countries and 13 languages represented by the student population. It also has a nationally award-winning culinary program.
Students from East Shore attend Nathan Hale School, a prekindergarten through 8th grade school.
Students then move on to Wilbur Cross High School, which earns a B-minus score on Niche.

Living by Tweed New Haven Airport
As a self-contained beach community, amenities are farther away, meaning people rely on driving to get in and out of the neighborhood. East Shore is less than 2 miles from I-95 and U.S. State Route 1, connecting commuters to Downtown New Haven in 4 miles, or 12 to 15 minutes. Locals can also take public transportation, as many bus stops can be found along Townsend Avenue and Concord Street. East Shore sits right beside Tweed New Haven Airport. While there is some disagreement among neighbors about how much the airport impacts noise levels and traffic in the area, most homeowners are unbothered by the airport’s presence.
