Edgewood is a small New Haven neighborhood named for the sprawling park on its west side. Both the park and the neighborhood were refined during the City Beautiful movement, a national effort in the early 1900s to beautify cities with grand architecture and manicured green spaces. Now on the National Register of Historic Places, Edgewood is still known for the beautiful historic homes along its sidewalk-lined streets, its park and its location less than 2 miles from Downtown New Haven. It’s also just over a mile from both Yale University and Southern Connecticut State University.

Edgewood Park is the outdoor and community center of the neighborhood
Many residents can walk to Edgewood Park along the neighborhood’s sidewalks, and proximity to the park is one of the area’s main draws. One reason the park has stayed so popular is its ability to evolve with the times. “Right now, pickleball is the most popular amenity,” says Stephanie FitzGerald, a 40-year Edgewood resident and a longtime member of Friends of Edgewood Park, a volunteer group that, in cooperation with the city, helps maintain the park. The park completely rebuilt the tennis courts in 2022 and restriped some of them to be dedicated solely to pickleball. Residents also head to Edgewood Park to walk or run along its tree-shaded paths, go fishing in its pond or try out new tricks at the skate park. There’s also a popular dog park, and hot summer days often see kids abandoning the playground to run around in the sprinkler at the Edgewood Park Sundial. And every Sunday from May through November, the community descends on the park for the CitySeed Edgewood Park Farmers Market.

The cost of owning a historic Edgewood home, Yale homebuyer program
Beyond its park, Edgewood is just as well known for its historic homes. “It has so much character and history. And the homes are beautiful; I think there are some real gems there,” says Kayla Dayle, a Realtor with Coldwell Banker Realty New Haven and a New Haven native who grew up near Edgewood. Queen Annes and Colonial Revivals are the most common home styles, but there are also Stick Victorians and American Foursquares. Many of these homes have been converted into multi-family houses; some are bought and rented out by investors, while others are owner-occupied. “I just sold a couple of homes there where they live on one floor and they rent out the other floor, and it makes it more affordable,” says Bluma Katz, a Realtor with Harriman Real Estate and a Beaver Hills resident who has lived in New Haven for 27 years. Multi-family homes can drop to the mid $300,000s if the home needs renovation, but most sell for between the mid $400,000s and low $700,000s. Single-family homes are a little less common here, and typically sell for between the high $300,000s and low $600,000s. Edgewood is one of the neighborhoods eligible for the Yale homebuyer program, which provides funds to university employees to help them buy a house close to campus.

Magnet schools and New Haven’s school choice program
Edgewood belongs to New Haven Public Schools. With a school choice program and an abundance of magnet schools, students can apply to magnet or out-of-district schools; acceptance is generally determined through a lottery system. Students can also choose to attend zoned schools like James Hillhouse High School, which was established in 1859 and is New Haven’s oldest public high school.

Commuting downtown by car, bus or bike, a bit of a drive to highways
Whalley Avenue and Chapel Street both lead right into Downtown New Haven. Most residents choose to drive downtown, a commute takes between six and 12 minutes depending on traffic. CT transit bus stops throughout the neighborhood increase its accessibility for those without cars, and being less than 2 miles from downtown and many of its major employers also makes biking a solid option. Highway access is limited from Edgewood, as it’s a little over 2 miles to Merritt Parkway.
