Conservative styles from different generations
Along the long, outstretched bends of Conodoguinet Creek, shady oaks, Japanese maples, ornamental shrubs and other landscaping accents frame contemporary Colonial-style homes on modest lots. Deeper into the hamlets and rural portions, conservative ramblers and split-levels from the middle of the 20th century put less house on more land, with rolling green yards surrounded by towering maples and oaks. “It’s more affordable than many other parts of the country,” says Jim Bedorf, a local Realtor with Coldwell Banker Realty, “That area has some of the lowest taxes in the state.” Midcentury homes in the range of $250,000 to $400,000 often feature two to four bedrooms and feature updated layouts taking up 1400 to 1800 square feet. Massive modern estates, many featuring sprawling layouts over 3,000 square feet or more as well as chefs’ kitchens, home gyms, finished basement, and grandiose entrances and dining rooms, often fetch $700,000 or more.
Great access to direct, high-traffic roads
Silver Spring is very much a car-dependent neighborhood, with sporadic Capital Area Transit bus routes running through between Harrisburg and Carlisle. Select towns like Wertzville and New Kingston have walkable centers, and there are some bikeable areas - recreational bikers will enjoy the challenging roads, but a bike is not a daily commuting option. Harrisburg International Airport is 19 miles away and offers flights across the country, while the Pennsylvania Turnpike sits at the bottom of the neighborhood, for a direct east-west route to Philadelphia or Pittsburgh. UPMC West Shore offers 24-hour emergency care – in addition to being a top employer in the region – and sits roughly 7 miles out of the center of Silver Springs, generally less than 15 minutes driving.High-achieving Cumberland Valley schools
Students in Silver Spring are in the Cumberland Valley School District – notes Bedorf, “the school district ranks high academically.” Four elementary schools serve the neighborhood – Green Ridge, Silver Spring, Winding Creek or Monroe. Monroe is graded as an A-minus school by Niche, while the other three are graded with an A. Some will then move on to Eagle View Middle School, which gets an A-minus, while others will continue their education at Mountain View, which receives an A from Niche. A single high school campus, Cumberland Valley High School, shines with an A rating from Niche. Niche also rates the school district overall as the second-best district for student athletes in Pennsylvania. From quick weekend walks to serious hiking, the outdoors play a big part in the lives of folks in the Cumberland Valley. Surrounded by farms, Stony Ridge Park features baseball diamonds and multi-use fields where neighborhood kids gather to play in local youth sports leagues. The park also provides a place for serious hikers to hop on a local stretch of the Appalachian Trail within 500 feet of the sporting complex. In a curve of the Conodoguinet, the Vincent DiFilippo Nature Preserve, a 54-acre natural area with a well-maintained 2-mile stone walking trail and fishing ponds, while the creek itself is home to smallmouth bass and sunfish. It also offers a chance to catch a glimpse of America’s national bird, as bald eagles nest in the distance. Farther upstream, families hold picnics and birthday celebrations along the waterfront at Willow Mill Park. Outside of sporting events at the high school, residents of Silver Spring generally head into Mechanicsburg, Harrisburg or Carlisle for events. The Pennsylvania Farm Show complex host big draws throughout the year for residents – the namesake Pennsylvania Farm Show in January is the largest indoor agricultural event in the United States, and the Great American Outdoor Show held a month later is the world’s largest outdoor recreation show and expo. Residents will also get out to watch things drop at the New Year – nearby Mechanicsburg drops a wrench, while Harrisburg drops a strawberry. Downtown Harrisburg is home to the Harrisburg Midtown Arts Center for shows, as well as the Washington Nationals’ farm team the Harrisburg Senators.
Old favorites along side a new, creative wave
Route 11 bisects Silver Spring and offers residents numerous shopping and dining choices. Restaurants like Banana Leaf Indian Cuisine and Silver Spring Diner sit around the corner from each other, reflecting the changing nature of the community and its tastes. At Appalachian Brewing Company’s outpost in the area, guests can order from a list of more than 20 craft beers and sodas in an airy dining space with a second-floor mezzanine. Urban Churn, a modern and chic “craft creamery” located inside an elegant, minimalist storefront, highlights Pennsylvania’s heritage with homespun flavors like Dutch Chocolate, sweet potato casserole and Smoked Bourbon Vanilla. Residents visit nearby shopping centers with national franchise restaurants, supermarkets and big box retailers, including Target, Walmart, Wegmans and Giant.Bambi bites back
Butting up to the Appalachian Trail and the State Game Lands, residents of the region take to the outdoors throughout the year for hiking, hunting and fishing. Deer season is popular in Central Pennsylvania, and while the wealth of white tail brings in hunters from all over, residents have another concern when it comes to Bambi. Central Pennsylvania is the worst region in all of the United States for collisions with deer on the roads – drivers will need to be on high-alert particularly in the winter months.
