This community has primarily shotgun and minimal traditional homes built in the 1960s and 70s. Most houses feature carports, but some offer single-car garages for off-street parking. Houses sit on lots that are about 4,800 square feet and are separated by driveways. While single-family homes make up most of the homes, there's also a diverse selection of duplexes, row homes and apartment complexes. It's important to note that homes south of the Magellan Canal have an elevated flood risk.
Single-family homes that need repairs are listed between $45,000 and $120,000, while move-in-ready options range from $140,000 to $350,000. Condos and townhouses, on the other hand, sell between $100,000 and $250,000. Newly constructed multifamily properties can cost more than $500,000.

Ongoing community programming at Morris F.X. Jeff Sr. Recreation Center
The Morris F.X. Jeff Sr. Recreation Center is a community cornerstone located on Florence Avenue and De Armas Street that offers free activities for everyone. “We have built a family,” says Tyna Preatto, Center Manager of the recreation center and lifetime Behrman resident. “We are very friendly and open to everybody of all ages, backgrounds, whatever.” The center offers various programs for neighborhood children, including ballet, piano, basketball, soccer, track and volleyball. Adult programming includes basketball, pickleball, piano, hip-hop cardio and senior fitness classes.
The surrounding Morris F.X. Jeff Sr. Park is a tree-lined destination featuring a football stadium built in 1938. The park also offers fields for baseball and soccer and an outdoor track. In the northernmost part of this neighborhood is Federal City Pool, where residents spend hot summer days cooling off.
New Orleans Military and Maritime Academy in Behrman has an incredible campus view.
Access to schools within the Orleans Parish School District
Behrman students attend schools within the Orleans Parish School District, which does not place students based on geographical location but on school availability. Pre-K through eighth-grade kids can attend Harriet Tubman Charter School, which has a C-plus Niche rating. The school offers a multi-age Montessori classroom, where kids from grades K-2 can join a small class that works with the same teacher for three years. Teachers can customize lesson plans and foster relationships with students by taking this untraditional approach to learning. Students from eighth through 12th grade can attend New Orleans Military & Maritime Academy, a local charter school with a B-minus Niche rating. The high school also has an extensive Marine Corps JROTC program, primarily serving at-risk youth.
Shopping and dining on MacArthur
Although downtown NOLA is a short drive away, Behrman offers residents ample essentials within walking distance. M&K Meat Market and Grocery Store is local. There's also a Winn-Dixie at the Algiers Plaza on MacArthur Boulevard and a Walmart Supercenter on Behrman Place. McAuthor Shopping Center, which is located off MacArthur Boulevard and Westbend Parkway, is home to other businesses, including Kreative Hands barbershop and Sereen Beauty Supply.
