Housing options from shotguns to new construction

In Dixon, you’ll mostly find bungalows, shotguns and Arts and Crafts single-family homes and duplexes on compact lots. Many feature small front porches and gabled roofs, with a mix of early- to mid-1900s construction and properties from the 2010s and 2020s. Newer construction is usually built in styles that match the existing streetscape. “The neighborhood is like a suburb in the middle of the city,” says Brenda Lomax-Brown, who has lived in Dixon for about 20 years and has served as President of the Hollygrove-Dixon Neighborhood Association. For under $100,000, you can find a home needing work. The neighborhood’s median sale price falls around $290,000, with most properties ranging from the low $100,000s to the low $400,000s, with two-story new builds at the top. Several apartments and rental homes are also in the neighborhood.

How community life shapes Dixon

The community center on Marks Street is a hub of activity, with community and children's gardens and an active event calendar. "In 2017, the church came in and built this community center for us, and after that, had a playground built there," Lomax-Brown says. That spirit carries through the week. "We have a senior program where our seniors meet every Tuesday and Thursday," she says. "And let me tell you, I'm supposed to be on a diet, but I can't be on a diet here. They have cooking demonstrations, and we have big meals. Everybody brings all this food." Each fall, the beloved Harvest Fest draws residents together for pumpkin painting, costume contests and games. Little Flower Playground adds another place for neighbors to get together, with an open field and play equipment.

Major shopping and dining districts are a short drive away

There’s a Costco in the neighborhood, and a Rouses Market location about 2 miles away. “Our neighborhood is one of the smallest in the city, and we’re sandwiched between highways, so we don’t have many businesses here,” Lomax-Brown says, adding that residents leave the neighborhood to eat out. But a central location and access to major thoroughfares put some of the city’s top commercial districts within a roughly 5-mile drive, including:

  • The Carrollton Avenue corridor, which is lined with hundreds of restaurants and stretches toward the river
  • Oak Street, locally owned restaurants, bars and boutiques along eight walkable blocks
  • Maple Street, a block over from Oak, with more trendy boutique shopping and casual dining near Tulane and Loyola universities
  • Mid-City, to the northeast, offers a diverse, unpretentious dining and shopping scene along Canal Street and the Lafitte Greenway

Several transportation options connect to key destinations

Dixon might be a small neighborhood, but it offers easy access to some of the city’s major roadways. Interstate 10 runs to the northeast, Palmetto Street to the southwest and South Carrollton Avenue to the southeast, with Route 61 cutting through. New Orleans Regional Transit Authority and Jefferson Transit buses serve the neighborhood. The Central Business District and the French Quarter are about 5 miles away, and Louis Armstrong New Orleans International Airport is about 12 miles away.
