New Port Richey’s Millpond has suburban convenience and amenities
The Millpond Estates neighborhood comprises nine subdivisions in suburban New Port Richey, close to State Road 54 and nature preserves. “It’s a good-sized community. It’s not gated except for the lakeside villas, but it’s all sectioned off in different areas,” says JoAnn Cavallo, the administrative assistant for the HOA Board of Directors, adding that most residents call it simply “Millpond.” She says that beyond the usual reasons homebuyers seek a suburb – convenience and a quiet, family-friendly atmosphere – Millpond’s community activities drum up interest. Cavallo: “We have functions in the clubhouse, events for the residents like tea parties and our twice-annual meet-and-greet. We do craft fairs and on Memorial Day, there’s a pool party, live music, kids games and barbecue.”

New Traditional single-family homes, villas and condos
Millpond Estates’ entrance, off State Road 54, is a grand double drive lined with live oaks cloaked in Spanish moss. Millpond Trace, a section of condos, is the first subdivision beyond the entry. While the two-story, cream stucco-clad buildings don’t have garages, some spots in the parking lots have carports. Condo units typically sell for between $120,000 and almost $210,000. The New Traditional single-family homes in the surrounding sections tend to go for anywhere from $155,000 to $400,000. Also clad in stucco and painted in muted earth tones, these standalone homes often do have attached garages and driveways.

Pasco County Schools offers in-district school choice
Deer Park Elementary and River Ridge Middle earn B grades from Niche. River Ridge High gets a B-plus. The middle and high schools offer fine arts magnet programs through the district’s Pasco Pathways Innovative Programs & School Choice system. During designated open enrollment periods, students can apply to attend any specialty program school in the district, including Sunlake High’s Academy of Aviation & Aeronautics at Sunlake High or Fivay High’s Fire Science Academy. Private options in the area include First Christian Academy, an unrated kindergarten through eighth school, and Genesis Preparatory School, an A-plus-rated K through 12th school.
River Ridge High School has 1,476 students in grades 9-12.
At River Ridge Middle School 53% of students are at least proficient in math and 49% in reading.

Private Millpond recreational amenities, nature preserves and beaches
The community’s clubhouse has an exercise room, a library, a small kitchen and meeting rooms available for resident use. Millpond also has two outdoor pools, a hot tub and bocce courts. Ducks and shorebirds live by the small ponds scattered around the community. The James E. Grey Preserve, a couple miles north, is an 80-acre nature reserve popular for birding. Wood ducks and limpkins frequent the Pithlachascotee River running through the reserve, while chuck-will’s-widows and owls perch in the dense forests on either side, sometimes visible from the trail. Grey Preserve has a boat launch and an observation deck on the river. There’s also a small playground. Jay B. Starkey Wilderness Park is also webbed with rustic trails through forests and wetlands, connecting to the 42-mile Suncoast Trail. The park is part of the Starkey Wilderness Preserve, which offers tent and cabin camping. New Port Richey’s gulf and riverfront beaches are around 12 miles west, about a 30-minute drive without traffic.

Shopping and dining downtown and on State Road 54, Little Road
For groceries and other everyday essentials, the big box stores on State Road 54 and Little Road have Millpond residents covered. The commercial corridors are lined with shopping centers featuring Sprouts Farmers Market, Walmart, Target, Publix and more. New Port Richey’s historic downtown has retailers and restaurants with more character. Main Street’s 1920s Mission storefronts are home to hotspots like the Richey Suncoast Theatre, which hosts comedy shows and classic movie nights. Jimmy’s Boulevard Restaurant has been a popular breakfast and lunch spot for almost 50 years. Wright’s Natural Market, a health food shop, has been around since 1994. Relatively new additions to the historic district include Axe Hole, an axe-throwing joint, and Infusion Brewing Co., a microbrewery.

Quick access to the highway and bus stops
State Road 54 runs past the south side of Millpond, heading west toward downtown and the waterfront and east/southeast to HCA Florida Trinity Hospital, less than 3 miles away. Several GoPasco bus stops on the highway are within a mile of the neighborhood. The Tampa International and St. Pete-Clearwater International airports are both about 30 miles away.
