Houses in South New Port Richey were mostly built during the 1970s and consist of a fairly even mix of townhouses and ranch-style homes. Prices increase due to size, lakefront views and access to additional amenities. 55+ communities like Sunnybrook and Colony Cove Park offer some of these sought-after amenities, like clubhouses, heated pools, marina access and more. “We’re still in a seller’s market, but I have noticed things are sitting a bit longer, even though prices aren’t necessarily coming down,” Downs says. “People aren’t buying for $20,000 over the asking price anymore, but I’m finding that a lot of sellers are able to get closing costs covered.”

Local schools include Cotee River Elementary and Gulf High
