A secluded retreat-like enclave in New Port Richey

Surrounded by conservation land, nature preserves and a dense canopy of oak trees, Waters Edge gives off the feel of an isolated forest retreat. However, the New Port Richey, Florida community is less than 3 miles from shopping and dining amenities, 9 miles from a vibrant downtown and 8 miles east of the Tampa Bay coastline. A large lake at its center and directly west of an 8,300-acre wilderness park provide plenty of outdoor recreation, and homebuyers will find more affordable options here than the entire New Port Richey area. “It’s resort-style living that’s the best deal in town,” says Realtor Mike Kaluza with People’s Trust Realty, who is also a Waters Edge resident. “It’s also the only place in West Pasco County where you can own a nice big waterfront home on a deep spring-fed natural lake.” While the city of New Port Richey is in a high-risk flood zone, Waters Edge residents don’t have to worry about flooding. “It’s conveniently in Flood Zone X, which means you likely won’t need flood insurance because homes in Zone X enjoy a 0.2% chance of moderate flood hazard,” says Kaluza. “In the 17 years I’ve lived in Waters Edge, I’ve never seen any ponding or flooding on any of the streets here, even in what Floridians call hurricane season.”

Within several miles of nature preserves, conservation lands, hiking trails and state parks

West Moon Lake sits at the heart of the community, where boating and fishing are popular. Moon Lake Park is less than 2 miles east and has a playground, boat launches, a basketball court, walking trails and boat launches into Moon Lake. The 589-acre Hidden Lake Preserve is 6 miles west and a retreat into nature. It offers hunting, fishing and densely wooded hiking opportunities for the avid hiker, as there are no marked trails. Starkey Park is 5 miles south and has a playground and biking trails, but its main draw is the 8,300-acre wilderness preserve. One of the largest undeveloped tracts in the county, the preserve has hiking, biking and equestrian trails, including a trail that connects to the 42-mile Suncoast Trail, campgrounds and cabins. The Serenova and Anclote River Ranch tracts are also part of the preserve, which cover 2,300 acres of wetlands. Summertree Golf Club is 6 miles north and has a public 9-hole golf course and a pro shop. Werner-Boyce Salt Springs State Park is 8 miles west, along the bay shores and is a popular spot for paddling through salt marshes and bayous, hiking and bird watching.

Two miles from shopping and dining

The closest shopping and dining options are less than 2 miles south of Waters Edge, off Ridge Road. Anchored by Publix, Riverwalk Crossings shopping plaza has several small retailers, fast-food chains and The Urban Oak Grill and Bar, a no-frills spot that’s a favorite for wings, sandwiches and burgers. Ridge Plaza Shopping Center, 5 miles west, offers more amenities, including Walmart, Hoppy Lobby, The Home Depot and Kohl’s. The shopping mall also has Sioux City Steakhouse, which is popular for its prime rib, ribeye and French dip sandwiches. Sports bar Beef O’ Brady’s is also located here, where locals rave about the wings and Philly cheesesteaks. Downtown New Port Richey is 9 miles away, which offers even more diverse dining and entertainment. “New Port Richey has a beautiful downtown that’s just 15 mins away, where you’ll find so many restaurants on Main Street, like The Social for cocktails or Christina’s for breakfast and brunch,” says Kaluza. “You can dine outside at most of them. It’s also remarkably easy to find free parking."

Spanish-style homes with a natural lake at the center

Waters Edge is blanketed by a thick canopy of towering oaks and palms. It's quiet, and most residents know each other. “It’s a very safe, family-oriented neighborhood with good, friendly people, where you’ll see school buses picking up and dropping off kids throughout the whole community,” says Kaluza. The guard-patrolled neighborhood offers ranch-style homes, Spanish-inspired, two-story houses and some traditional Craftsman-style builds. Single-family homes are accessible through two gated entrances. “There’s a section of big, upscale single-family homes with Spanish-style tile roofs around the 70-acre West Moon Lake called the California Collection,” he says. “These go for about $600,000; many have lake access with their own boat dock and pier. Another section of mid-size homes outside the lake has shingle roofs and are on conservation lots or ponds. They sell between $480,000 and $650,000.” Most homes were built in the mid-2000s and range from the high-$300,000s for a three- or four-bedroom more than 1,800 square feet to the high-$700,000s for a five-bedroom close to 4,000 square feet. Residents enjoy large lot sizes, with most averaging over 10,000 square feet but many stretching over a quarter acre. Most homes have multi-car garages, in-ground pools and spacious paved driveways for boats or RVs. All of the homes closest to the lake have long private boat docks. Homeowners pay homeowners’ association fees covering lawn maintenance and other services. “The HOA is $440 quarterly and includes trash collection, high-speed internet and cable, which would easily cost $180 a month,” Kaluza says. “It also includes access to a gym and a pool.” Townhouses are available in the Ventana subdivision, which has its own separate gated entrance. Depending on size, these range from the mid-$200,000s to the mid-$300,000s for a three-bedroom. Townhouse residents enjoy a community pool, clubhouse, billiard room, fishing pier and walking trails.

Four miles from Downtown New Port Richey

Highway 52 is 4 miles north of the community. This route connects to Highway 589 to the east and Highway 19 to the west, providing easy access to the rest of the area. Downtown New Port Richey is 9 miles away, Tampa International Airport is 30 miles away and Clearwater is a 31-mile drive. Public transportation is convenient through Pasco County’s GOPASCO bus service, and bus stops are up and down Moon Lake Road. The private Hidden Lake Airport is directly west of the neighborhood, so there is some airport noise. Morton Plant North Bay Hospital is the closest medical facility, 8 miles west.

Home to the third-best school district in the Tampa area

Pasco County School District serves the community and is ranked the third-best district in the Tampa area, according to Niche. Students can attend Cypress Elementary, which offers a running club and earns a B-minus on Niche, followed by River Ridge Middle, which scores a B. Kids can finish their education at River Ridge High School, which holds a B-plus Niche grade and offers championship-winning soccer, baseball and golf teams.
