Two halves of one community near a major metro area employer
Among the foothills of Daisy Mountain in Phoenix’s North Valley, the master-planned community of Anthem is made up of two halves: Anthem Parkside, which surrounds Anthem Community Park and attracts young families, and Anthem Country Club, a gated golf community that attracts retirees. Collectively, Anthem is home to about 25,000 residents, who generally prioritize being friendly to each other and getting along. “The sense of community is what really sells this place," says longtime Anthem resident Jeff Seman, broker and owner at Ironwood Fine Properties. "There’s a big social aspect and people here love to be outside. So whether you're into pickleball or you’re a hiker or a golfer, you'll find people to hang out with within a week.”
Located 30 miles north of Downtown Phoenix on Interstate 17, Anthem has a few grocery stores and eateries, as well as a popular outlet mall. The community once felt far removed from the Valley’s steady growth surge, but a massive superconductor manufacturing plant— one of the largest foreign direct investments in U.S. history — is in the process of changing that, filling the gap in development between the North Valley and the rest of Phoenix. “When I first moved out here, we were remote," Seman says, "but now it’s all coming this way."

A massive nearby semiconductor plant bringing jobs and commercial growth
Starting in early 2025, the Taiwan Semiconductor Manufacturing Corporation (TSMC)'s new $65 billion fabrication campus, set about 10 miles from Anthem on Phoenix's Loop 303 Corridor, will begin producing tens of millions of advanced semiconductors for use in smartphones and artificial intelligence. The TSMC plant has plans to expand between 2025 and 2030, bringing thousands of tech and construction jobs to the area.
To support the TSMC plant, several mixed-use development projects are in the works. The largest will be the $7 billion, 2,300-acre Halo Vista, which will include a research and technology park, as well as tons of additional office, retail, restaurant and residential space. “That whole 303 corridor is going to go absolutely crazy with growth," says longtime Anthem resident Todd Ninneman, a Realtor with Re/Max Fine Properties. "It’s going to be unreal within 36 months.”
Appreciating values, though still a more affordable answer to Scottsdale
Anthem’s proximity to the new TSMC plant is already playing a role in its housing market, according to Seman. "I used to sell homes for $250,000 here, but you really can’t get into a house in Anthem for under $450,000 or $500,000 anymore. It’s definitely changed and it’s not going anywhere but up." As of early 2025, Anthem’s median home price is about $555,000, up 5% since early 2024.
Parkside has both one- and two-story homes, while all homes in Anthem Country Club have a single story. Anthem's most expensive homes are in Anthem Country Club, sprawling estates that back up to Daisy Mountain and range from about $900,000 to upward of $2 million. The least expensive are the townhomes within a gated subdivision called The Village, which have a median price of $360,000.

All paths lead to Anthem Community Park
The entire Anthem community has 15 miles of multi-use trails, as well as a dog park and several dozen pocket parks. However, the 63-acre Anthem Community Park is the epicenter of local life, for residents of all ages. The park's 43,000-square-foot community center includes an indoor rock-climbing facility and an outdoor water park, and there are also playgrounds, a skate park and fishing ponds. A favorite with local kids, the Daisy Mountain Railroad offers a leisurely 10-minute locomotive ride through the park. Community events are held at the park throughout the year, including Anthem Days in March and Autumnfest in October. There are free concerts here every Friday night in May, and Anthem’s annual Independence Day celebration brings fireworks and a beer garden.

Online and career-based learning options in one of the state’s top school districts
Anthem is zoned for the Deer Valley Unified School District, which Niche gives an overall A rating and ranks in the top ten school districts in Arizona. The district serves about 35,000 students across over 40 schools, including the online learning academy, Aspire, which offers hybrid learning options to students of all grade levels. District high schoolers can also enroll in hands on, career-focused courses across a wide range of fields.

Access to grocery and retail shopping with both chain and locally owned dining options
Grocery stores in Anthem include Fry’s and Safeway. Locally owned eateries and cafes here serve everything from Mexican and Chinese to burgers and brews, and there are several fast-food chains and four Starbucks. On the community’s west side, Outlets North Phoenix is a busy retail hub with over 50 shops, ranging from mainstream chains to high-end boutiques.

A convenient commute to Valley hubs via Interstate 17
There are sidewalks and bike paths throughout the community, but with no public transportation, residents depend on their cars to travel around the Valley. Anthem is right off Interstate 17, about 30 miles from Phoenix. The community's medical facilities include an urgent care, and HonorHealth Sonoran Crossing Medical Center is about 7 miles south. Phoenix Sky Harbor International Airport is roughly 35 miles away.
A lower overall risk of crime than the national average
Anthem's overall CAP Index Crime Score is 3 out of 10, lower than the national average score of 4. The community is patrolled by the Maricopa County Sheriff’s Office, and the active neighborhood watch program is made up of local volunteers.
