Less than a mile from Iona University and shopping and dining
Like most neighborhoods in New Rochelle, Chauncey Estates has modern and revival architecture within walking distance of public green spaces. New Rochelle’s commercial street, North Avenue, borders the area, creating easy access to stores and restaurants. “I love, love, love the access to New York City,” says Patrice Footes, referring to New Rochelle. Footes is a local and an associate broker with Coldwell Banker Realty who also sells in Connecticut. “It’s a skip, hop and a jump. It’s close enough, but I can still come back home and be in New Rochelle.” New York City is less than an hour away, depending on traffic. Roadways lead directly to Memorial Highway, which takes commuters to the New Rochelle train station and Interstate 95. While Chauncey Estates mirrors much of what makes New Rochelle a desirable location, its more urban setting and proximity to Iona University make it suitable for students and commuters.
Single-family homes from $635,000
Sidewalks and winding roadways border homes sitting on quarter-acre lots surrounded by fencing or trimmed hedges. Yards are more rectangular, and homes are closer together than more suburban sections of New Rochelle. Homes built in the early 2000s are in the New Traditional style, while homes built in the 1920s to 1980s are in the Colonial Revival and Dutch Colonial Revival. Single and multifamily homes range from $635,000 to $825,000. Condos and townhouses range from $700,000 to $800,000. “I have noticed that people have purchased homes just for their kids while they attend Iona University,” says Monique Brunson, a local Realtor with Coldwell Banker, licensed in Connecticut and New York. “And then sell it after. A lot of folks who live there that have multifamilies will rent out to the college students.”

Biliteracy at New Rochelle High
The City School District of New Rochelle, which receives a B-plus from Niche, serves the area. Children attend Daniel Webster Elementary School, which gets an A, and Albert Leonard Middle School, which receives an A-minus. Students continue to New Rochelle High School, which gets an A-minus. New Rochelle High School participates in the New York State Seal of Biliteracy program, which supports students seeking this seal for their achievements in English and another language. Challenge Camp at Iona University is a summer day camp open to children ages 4 to 15 that offers courses in swim, chess, art, 3D printing and other activities for the mind and body. “Iona has become very big over the years, much more renowned,” says Brunson.

Shopping and dining on North Avenue
North Avenue runs through most of New Rochelle, hosting popular restaurants such as Westchester Taco Grill, which serves bar food, mixed drinks and, of course, tacos. The Mirage Restaurant & Café is a modern restaurant offering three meals a day, featuring classic American diner fare. Kung Fu Tea, a bubble tea shop, is below a recently built apartment complex. Other local eateries and classic chains such as Starbucks and McDonald’s border North Avenue. Groceries are available along the avenue at North Avenue Food Market and New Rochelle Farms. North Avenue also has many of the area's churches and synagogues for those looking to attend services nearby.
Westchester Taco Grill is on North Avenue, a short walk from Chauncey Estates, and serves tacos, bar food and mixed drinks.
For bigger grocery trips, New Rochelle Farms has everything you need a short distance from Chauncey Estates.

Commuting on I-95, from the New Rochelle train station
Commuters head south on Interstate 95 for 24 miles to reach New York City. The New Rochelle train station is a mile away, and residents can catch a Bee-Line bus to reach the station in 13 minutes. From there, commuters take the New Haven line to reach Grand Central Terminal in 42 minutes or less. LaGuardia Airport is 17 miles away on I-95. The Montefiore New Rochelle Hospital is less than a mile away along Memorial Highway.
Two public parks less than a mile from Chauncey Estates
Lincoln Park and Pool is less than a mile away, providing much-needed relief from the summer heat. All New Rochelle residents must purchase a pool pass to enter the pool, though the playground, basketball courts and fields are free to use. Those with a green thumb may purchase a plot at the Lincoln Park Community Garden or stroll in the Native Plant and Butterfly Garden. Glenwood Lake is a quiet getaway, less than a mile from Chauncey, and spans 6 acres. Fishing is allowed, and the lake is mainly stocked with bluegill, bullhead and crappie. Frogs and turtles are also found in the lake.

Important to know
“There are major redevelopments in New Rochelle,” says Footes. “Major renovations, the mayor is giving the city a face-lift to some extent. They’re putting in mixed-use areas and more green spaces. They’ve come with a few growing pains and major constructions.” While much of New Rochelle’s redevelopment is ongoing, some major projects include redesigning the transit center and converting parts of Memorial Highway into a local street to make neighborhoods affected by the highway more accessible.
