Tranquility and convenience in Pinebrook

Pinebrook is a New Rochelle community known for its lush greenery, proximity to parks and central location. “In Pinebrook, you get the feel of Scarsdale, which is probably the most expensive ZIP code in Westchester,” says Yin Chen, a real estate salesperson with R2M Realty who’s sold homes in the area since 2014, “but you’re not paying the taxes of Scarsdale, which could be a difference of $10,000 to $15,000 a year.” Despite its peaceful setting, Pinebrook is within 4 miles of downtown New Rochelle, Eastchester and Larchmont, providing convenient access to popular commercial areas and public transportation to New York City, located about 23 miles away.

A tree-filled neighborhood with split-level and new traditional homes

“Within the neighborhood itself, it’s very tranquil, with a lot of mature trees and vegetation,” Chen says. Midcentury split-level homes line Pinebrook’s tree-shaded streets and typically feature attached garages, paved driveways and manicured lawns. Prices typically range from around $750,000 to $1.4 million, depending on size and renovations. In the gated Cherry Lawn subdivision, 21st-century colonial-style new traditional homes can cost between $1.8 million and $2.5 million, plus monthly homeowners association fees of around $1,300. Townhouses, some in gated communities, can cost between $800,000 and $1.8 million, depending on size, plus monthly HOA fees between $600 and $750.
