Ellison Acres
Suburban Neighborhood in New Smyrna, Florida
Volusia County 32168
What's the flood risk?
In many ways, New Smyrna Beach is still recovering from the devastation Hurricane Ian caused in 2022. The storm dumped almost 2 feet of rain on the community. More than 1,000 residents experienced property damage. Hurricanes are a part of life in Florida, and they’re a huge reason why Florida has the highest average homeowner’s insurance premium in the U.S. Flood risk in Ellison Acres varies. Parts of the neighborhood are low risk, while others are zoned AE by the Federal Emergency Management Agency, meaning flood insurance policies are mandatory.Strip mall shopping
In Florida, a good strip mall is never too far away. Ellison Acres has the New Smyrna Beach Regional Center, an outdoor shopping center with tenants like Buddy’s Home Furnishings, Firehouse Subs and Pet Supermarket. Across the street, locals get their groceries at Winn-Dixie and fuel up nearby at Wawa. There’s a Starbucks for coffee and Taco Bell to satisfy fast-food cravings. The Half Wall Craft Beer Bar serves fresh pours, burgers and fajita bowls inside a cozy dining room, and Frozen Gold ice cream is where people grab post-beach sweet treats.One-story houses in bright colors
Most homes in Ellison Acres are single-story builds, and some date back to the 1950s. But since Florida weather can be harsh, older homes get plenty of routine updates. Price is a big reason people move to the area, says Wendy Schwoerer, broker at Land and Sea Realty. Home prices range between $250,000 and $578,000. “Before the storm, homes sold in the mid-200s, from $230,000 to $250,000,” says Schwoerer. Ranch-style houses with stucco and bungalows with low-pitched roofs and picture windows are typical. Houses sit next to each other on quiet streets, and fences made of wood and chain links separate some properties from each other. Most homes have driveways, but some locals park in the grass or street.Volusia County Schools
Ellison Acres is in Volusia County, so kids in the neighborhood can attend Volusia County Schools. The district has about 63,000 students and a B rating from Niche. Kids in the neighborhood can attend Read-Pattillo Elementary School, rated B by Niche, before moving on to New Smyrna Beach Middle School (rated B-minus) and New Smyrna Beach High School (rated B). The school district offers a dual enrollment program with Daytona State College and the University of Florida.Right next to I-95
Ellison Acres is near the intersection of two major highways. Florida State Route 44 runs east-west between New Smyrna Beach and Crystal River on the Gulf Coast, and Interstate 95 goes south to Miami and north through Jacksonville up the east coast to northern Maine. Orlando is about an hour away, and Jacksonville takes 1 hour and 30 minutes to reach by car.Biking trails and 19th century ruins
The New Smyrna Beach Pedestrian Trail begins in Ellison Acres. This 2-mile paved pathway is wide enough for several people to use it. Biking and walking are popular activities here. Along the trail, locals can step into the woods for a game at Holland Park Disc Golf Course. Tucked into the woods on the south side of the neighborhood is Sugar Mill Ruins, a 17-acre site that includes the remnants of a 19th-century coquina sugar factory powered by enslaved people. Locals can explore the ruins and have picnics on the grounds.
