A golfing community in New Smyrna Beach
The quiet Fairway community in New Smyrna Beach offers golfing greens close to downtown. "I live right around the corner from New Smyrna Golf Club, and I drive my golf cart to the course," says Jenny Fadden, a golf club employee. "The neighborhood is central to everything. We have the beach, the golf course and restaurants within five minutes. It's just a fun place to live!" The community has a collection of small subdivisions, and many have homeowners associations. Here, palm trees reach above houses, golf carts buzz around the roads and private boats are in driveways.
The area has growing families but is known as a retirement community. "My wife and I were snowbirds for over 20 years before retiring. We rented beachside properties in various places," says Lake Fairgreen Homeowner Association President Gil Leonard. "I played at the Hidden Lakes Golf Course during that time, and it's how I knew about Fairway. Looking back on it now, we've settled in happily." Fairway sits 5 miles from the oceanfront and downtown's vibrant Canal Street Historic District.

Fairway residents hit the greens and enjoy the coastline
The neighborhood's two golf courses are favorite spots to book tee times. New Smyrna Golf Club has the larger course, and the parking lot fills up quickly on weekday afternoons and Sundays. "We have tournaments through the year, like the Indian River Open, where PGA golfers travel throughout Florida," Fadden says. "That went on for three days. It was a huge event and lots of fun. We even had spectators!" Fadden says the municipal course also has women's and men's golf leagues. At Hidden Lakes Golf Club, members can play on the par 69 course or a golf simulator.
The New Smyrna Beach Sports Complex hosts games and practices for community leagues. Families and residents also gather here for high school football games. Joggers and cyclists take to the New Smyrna Beach Pedestrian Trail, which borders the community's outskirts. Pettis Park, about 2 miles south, features a small skating area, basketball courts and a playground. Some locals meet here for coaching lessons on the public racquetball, tennis and pickleball courts. And, of course, the nearby oceanfront invites beachgoers and surfers to the sunny coastline.

Split-levels, ranch styles and manufactured homes in Fairway
Fairway's multiple subdivisions have homes built from the 1960s to the 1990s. There are also a handful of custom-built houses from the early 2000s. Split-levels, ranch-styles and townhouses are particularly common, though manufactured homes can also be found in Quail Hollow and Cedar Circle. The Fairgreen and Aqua Golf developments are within walking distance of the golf courses. The 55-plus development, Country Club Chalets, offers attached units and duplexes. Many older dwellings entering the market have new roofs and interior upgrades. Move-in ready houses tend to range between $200,000 and $550,000, depending on the size and renovations. Manufactured homes and attached dwellings range from $175,000 to around $300,000. However, some homes in Quail Hollow have recently entered the market between $60,000 and $87,000. Most residences sit inside developments that have annual homeowners association fees.

Events in the Canal Street Historic District
Several city-wide events are held less than 3 miles away in the Canal Street Historic District. On the first Saturday of the month, local artists are showcased at the Art and Artisan Stroll in the morning and Gallery Walks in the evening. The Wine & Food Festival takes place at the Brannon Center in the spring. The Christmas and Holiday Boat parades draw large crowds in mid-December.
Eating at Blackbeard's Inn and shopping at Publix
Locals have a myriad of options from the local dining scene. Blackbeard's Inn has been an area staple since 1980 for its surf and turf menu options. The onsite restaurant at New Smyrna Beach Golf Club is a popular stop after hitting the greens. "The restaurant has a new owner, and it will change from [The Grille at] Tiano's to NSB Grille. It will become a sports bar, and they are already currently making menu changes." Fadden also recommends the local dining spot, The Original Stavro's Pizza. "They have lasagna, spaghetti, stromboli, different pizzas and the best Greek salad in New Smyrna Beach. Once you eat there, you'll have to go back," she says.
Close to State Road 44 are businesses and more local eateries. New Smyrna Beach Regional Center has a Publix Super Market and national storefronts. Winn-Dixie is about half a mile up the road. New Smyrna Beach Historic District, also known as the Canal Street Historic District, has been on the National Register of Historic Places since 1990. Lined with palm trees and locally owned shops and restaurants, residents often spend full afternoons strolling Canal Street.
Many kids attend Chisholm Elementary just south of Fairway
Families are served by Volusia County Schools, which offers school choice. Students are zoned for top-rated schools, according to Niche. The nearby Chisholm Elementary earns a B-plus from Niche. New Smyrna Beach Middle, 3 miles south on Myrtle Avenue, has a B-minus. New Smyrna Beach High is a mile down the road from the middle school. Earning a B-plus grade, the high school offers career and technical education pathways and dual enrollment courses from the University of Florida. The high school also has a competitive athletics program that has produced world-class athletes, including Pro Bowl NFL running back Raheem Mostert.
Access to the A1A and Interstate 95
Fairway is a car-dependent community, although the area is suitable for walking, biking and getting around on golf carts. Residents have access to major roads and highways. A1A, recently renamed Jimmy Buffett Memorial Highway, stretches just east of the neighborhood. Public transportation options are limited, but numerous Votran bus stops line the thoroughfare. The nearest Interstate 95 interchange and Advent Health New Smyrna Health Park are about 5 miles west. New Smyrna Beach Municipal Airport, just outside the neighborhood, has a voluntary noise abatement procedure to reduce overhead sounds from planes.

Residents should be wary of sharks when visiting the shoreline. New Smyrna Beach — and Volusia County in general — has been named the "shark bite capital of the world" due to the abundance of sharks in the waters.
