Townhouses and condos from $1.25 million
Timing has to be perfect when trying to grab one of the historic townhouses. “They are very special, but they don’t come up that often,” says Julia Boland, an agent at the Boland Group at Corcoran who has lived in the area for about 20 years. One of the renovated residences sold in 2017 for $3.78 million. The other townhouses in the neighborhood can range from $1.8 million to $2.5 million. 380 Lenox Avenue is a 12-story, red-brick building that was part of a wave of condos built in the greater Harlem area in the mid-2000s. Prices range from $995,000 to $1.25 million for a two-bedroom unit and $1.25 million to $1.8 million for a three-bedroom condo.

Swimming and summer concerts at Marcus Garvey Park
Courtney Callender Playground was named after an active parks and recreation employee who pushed for community involvement in park decisions. The paved basketball court neighbors the playground equipment, both surrounded by benches. It takes roughly 10 minutes to walk to the 20-acre Marcus Garvey Park, where visitors can take a dip in the swimming pool, see the historic Mount Morris Fire Watchtower or catch a summer concert at the Richard Rodger Amphitheater. The National Jazz Museum in Harlem organizes exhibits, school tours and events, all curated by Grammy-winning artistic directors Christian McBride and Jon Batiste, who led the band on The Late Show with Stephen Colbert from 2015 to 2022. The museum’s free annual Juneteenth Black Music and Dance Celebration brings neighbors together for an exploration of movement and song. Locals can see even more history at the St. Ambrose Episcopal Church. The ornate Gothic building was built around 1875, and the St. Ambrose congregation moved in around 1936.

Shopping and dining along MLK Jr. Boulevard
Popular stores like Marshall's, Bath & Body Works and Staples line Dr. Martin Luther King Jr. Boulevard, less than half a mile from the neighborhood. There’s even Whole Foods Market on the corner. Those who don’t want to walk far for groceries pop into Pioneer Supermarkets of Harlem on the first floor of 380 Lenox Avenue. “You have amazing dining like Red Rooster, which is one of the best restaurants,” Yusuf says. “You also have Sylvia’s, which is one of the historical restaurants.” Harlem’s Restaurant Row has even more exciting dining options, from Harlem Tavern’s neighborhood bar and beer garden to Double Dutch Espresso’s hot coffees and iced drinks. The nearby Harlem Shake location serves up smash burgers and shakes in a retro diner setting.

Urban farming at Harlem Renaissance High
Astor Row falls within the New York City Geographic District No. 5, and kids often start at P.S. 133 Fred R. Moore, which gets a C-plus rating on Niche. Teachers College Community School sits north of the neighborhood and has a B rating. Harlem Renaissance High School is closer to home and has a C-minus ranking. The school also runs a greenhouse and garden on campus through the Urban Farm Edible Education Program. Democracy Preparatory Harlem Charter School’s location on Madison Avenue emphasizes college prep through its kindergarten through 12th-grade classes to prepare students for advanced learning.
