Upper East Side area with refined taste and neighborly charm
Though its name is relatively new and little known, Metropolitan Hill occupies a quintessential slice of the city, from 77th to 86th Streets north to south and Central Park to Third Avenue east to west. The world-renowned Metropolitan Museum of Art grounds the area’s west side, hence the name. Even with one of the city’s biggest attractions, the neighborhood has maintained its old-school character. Intimate side streets, ornate architecture, family-owned eateries and distinguished schools represent residents’ taste for laid-back luxury.

Buyers can find a vast assortment of architecture in Metropolitan Hill. Various revivalist-style rowhouses and Italianate brownstones line lush side streets. In the neighborhood’s most prestigious area, The Metropolitan Museum Historic District, stately Beaux-Arts mansions are tucked between luxury, limestone high-rises, like the co-op at 1020 Fifth Avenue, which was designed by the same architects as Grand Central Terminal. With such a historical legacy, buyers expect to pay millions for their homes, especially along Central Park and the avenues. Studio and one-bedroom units in co-ops start as low as $350,000 but reach about $2 million. Larger co-op units can list for $1 million or soar into the tens of millions. Studios or one-bedrooms in luxury, white-glove condos have a higher entry point of $1.3 million, while two-bedroom units approach $6 million. Locals frequent old-school establishments
In Metropolitan Hill, the more worn the leather booth, the more beloved a restaurant is by locals. A handful of storied, family-owned restaurants have served the neighborhood for decades. Mainstays include Pastrami Queen, a must-visit Jewish deli, and JG Melon, a cash-only pub famous for its burgers. The locally-owned Picky Barista keeps with the area’s charm and old-world vibe. Residents can also get groceries along the commercial avenues at larger chains, like Whole Foods or Morton Williams, or smaller markets, like Eli’s or Citarella Gourmet.
