This is the land of wide, tree-lined streets populated with white-glove buildings, historic brownstones and prewar co-ops from the 1920s. However, “I think a lot of people are happily surprised at the amount of space they can get for the price because the Upper East Side is really a value play at the end of the day,” notes Miller Martin, referring to the high number of prewar units requiring renovations. The tonier co-ops often equate to high monthly maintenance fees and strict boards. Some even maintain summer work rules, a restriction that only allows renovations between Memorial Day and Labor Day.
