High society with a strong sense of community
The Upper East Side is the epitome of quiet luxury. This established, uptown neighborhood bordering Central Park has always attracted the upper classes, and its stately prewar architecture reflects that wealth. Today’s homebuyers are drawn to the proximity of Central Park, elite private schools and world-class museums. The Metropolitan Museum of Art and Solomon R. Guggenheim Museum line Fifth Avenue, nicknamed Museum Mile. “I would say most people are stunned to the extent there is such a community up here,” says Christine Miller Martin, a licensed associate real estate broker with Compass. “Unlike downtown, you're constantly running into people you know,” she adds. “It's a very civilized way of living that I think appeals to a lot of people.”

Luxury prewar co-ops in brownstones and white-glove buildings
This is the land of wide, tree-lined streets populated with white-glove buildings, historic brownstones and prewar co-ops from the 1920s. However, “I think a lot of people are happily surprised at the amount of space they can get for the price because the Upper East Side is really a value play at the end of the day,” notes Miller Martin, referring to the high number of prewar units requiring renovations. Buyers willing to update will find prewar details like herringbone floors, high ceilings and original fireplaces. Housing prices in the Upper East Side run the gamut, but co-ops dominate the market. Small studios start around $400,000, yet it’s possible to find two-bedroom, two-bath spaces in the low million-dollar range. Due to the percentage of multimillion-dollar units, the average price is closer to $3 million. Expect anything with a Central Park view to come at a premium. The most desirable buildings are found along Fifth, Madison and Park, like 1020 Fifth Avenue and 740 Park Avenue. Anything designed by George Pelham, Rosario Candela and J. E. R. Carpenter is also prized.
Condominiums and apartments make up the majority of housing options in the Upper East Side.

Upscale destinations mix with local hangouts
Madison Avenue is famous for its wealth of designer boutiques, from Hermès to Oscar de la Renta. There’s also a high concentration of thrift and consignment stores like Upper East Side Thrift Shop. Shakespeare and Co. is a beloved independent bookstore. Bloomingdale’s department store is another UES destination, and insiders head to Cafe 40 Carrots for frozen yogurt and a quick lunch. The dining scene is also a mix of high and low. Upscale Sushi Noz is notable for its omakase menu and two Michelin-star rating, and Uva is a local Italian favorite. Grocery stores include Whole Foods and Fairway, and gourmet stores like Eli’s Market and Citarella.

Central Park is the UES's backyard
Central Park is literally the Upper East Side’s backyard, an 843-acre oasis featuring nearby attractions like the Central Park Zoo, Jacqueline Kennedy Onassis Reservoir and the sailboat pond. A small number of pocket parks are spread throughout the area, and playgrounds include Ancient Playground with its distinctive pyramid structures. Nearby, the East River Promenade and Carl Schurz Park are additional recreational options.

Co-op boards can be strict with high monthly fees
The tonier co-ops often equate to high monthly maintenance fees and strict boards. Some even maintain summer work rules, a restriction that only allows renovations between Memorial Day and Labor Day.
