With Avery Park’s house prices being lower than in surrounding neighborhoods, first-time homebuyers are attracted to the community just north of historic downtown Newnan. “It’s a very suburban yet southern charm,” says seasoned local Realtor Kay McInroe, who has been selling homes in the area for 22 years. “You’ve got all the shopping and things like that, but you also have the cute, small-town feel. And it’s close to downtown Newnan, which is adorable.” The entire neighborhood can be traveled by foot on well-maintained sidewalks, with walkers passing by pink and white spring blossoms on the way to the centrally located pool and playground.” The neighborhood also draws workers who travel north to Atlanta or south to the Kia West Point Assembly Plant. Other benefits include proximity to Newnan’s major employers, Yamaha Motor Manufacturing and medical facilities.

Traditional, 21st-century homes have cost-effective prices in Avery Park

Avery Park’s 21st-century traditional homes sell for $300,000 to $500,000, with ranch-style houses typically on the lower end of that range. That’s more cost-effective than nearby neighborhoods, such as Lake Redwine, where prices can reach $1.4 million. “It’s more to the lower end of the price spectrum in Newnan,” McInroe says. “And the homes are not very old. It’s got the open floor plan and all of the things that families like.” The houses, which can reach up to 4,500 square feet, typically have two stories, four bedrooms on the second level and three bathrooms. Avery Park’s CAP Crime Index Score is a 2 out of 10, lower than the national average of 4.

Students attend highly rated Coweta County Public Schools

Avery Park is part of Coweta County Public Schools, which earns an A-minus rating on Niche. At Elm Street Elementary School, rated A-minus, each student is provided a Chromebook or iPad. In 2021, it was named a National Title I Distinguished School for sustained improvements in academic performance. Students may move on to Evans Middle School and Newnan High School, both rated B-plus. After sustaining significant damage during a 2021 tornado, the high school was demolished and replaced with a $110 million facility. Students may also attend schools outside of those for which they are zoned due to Georgia’s school choice laws.

Avery Park is 4 miles away from Interstate 85, which takes drivers 45 miles to downtown Atlanta and 80 miles south to Columbus. “Newnan has the distinction of having three interstate entrances and exits, which makes it very popular for people who are commuting to Atlanta,” McInroe says. “It makes it very easy.” The Hartsfield-Jackson Atlanta International Airport is 30 miles north. Piedmont Newnan Hospital, 6 miles away, added an 80,000-square-foot building with 50 beds to its campus in 2024. The City of Hope Cancer Center Atlanta is 4 miles away.

The playground has swings below a shaded roof and three slides. “In that price point, people really cannot afford to put a pool in,” McInroe says. “So it’s nice to have somewhere where you can go take your kids in summer and hang out and meet other friends.” C.J. Smith Park, 3 miles away in Newnan, has a 30,000-square-foot concrete skate park with a competition-sized bowl and rolling hills, ramps and grind rails.

Ashley Park, the lone major shopping center in a two-county radius, is 4 miles away. The sprawling commercial area features restaurants and clothing chains, a movie theater and Target. “It basically has everything,” McInroe says. Downtown Newnan is the place to go for a night out to eat. Among the 15-plus restaurants in the center of the city, Garlic Thai Cuisine and Sushi Bar serves a variety of noodles and beef brisket curry. Taco shells and sandwich buns are among the delivery methods The Oink Joint Newnan uses to serve dishes on its pork-centric menu. For groceries, Little Giant Farmers Market is less than a mile away, while other nearby options include Kroger and Publix.
