A historic neighborhood in Newnan
College Temple in downtown Newnan is known for its Southern hospitality, historic homes and highly rated schools. The neighborhood's name comes from a college that operated here in the early 19th century and was famous for offering the first Master of Arts program for women in the United States. Realtor Karen Kurtz, who moved to Georgia from New Orleans 17 years ago, says the streetscapes have a classic charm. She also says she's never met a more giving community. "I don't know how many nonprofits there are, but it's an astounding number for the size of the city." Connections form in Newnan at children's birthday parties under park pavilions, live music in the downtown square and market days that support local businesses.
Downtown Newnan’s eclectic dining scene
Downtown Newnan's nine blocks surrounding the city's Greek Revival courthouse are filled with local shops and restaurants. "Meat N Greet is probably my favorite," says Russell Berry, a Realtor who grew up here and works with Josey Young & Brady Realty, LLC. "It's got the best burgers, chicken sandwiches, salads and freshly cut fries." Kurtz loves the industrial, open-air feeling at The Cellar – a steakhouse built out of an old Firestone store. Locals can also satisfy their pizza, Thai, Southern barbecue and specialty coffee cravings in downtown Newnan. After work, some take advantage of the city's open container policy by grabbing a beer from Ace Beer Growlers and walking to the courthouse lawn to watch their kids play on the green.
Clothing stores and gift shops dot the downtown area, including The Reverie and Gillyweeds. There's also a bicycle shop and running store for local athletes. Arnall Grocery Company has been in operation since the mid-1800s and sells candy, canned goods, honey and syrups. Kroger is just over a mile away for more options.
Market Days and Pickin' on the Square
Backstreet Community Arts, on First Avenue, is just one of the city's more than 40 nonprofits. This open-art studio allows anyone to walk in and sharpen their creative skills in various mediums. And they can showcase their work at The Monthly Market Day, which takes place on the first Saturday of every month. Berry says several blocks are closed down around the courthouse for vendors to set up and sell their crafts, baked goods, local honey and farm-fresh veggies. Pickin' on the Square happens simultaneously, creating an acoustic backdrop for shoppers. In April, cyclists from all over ride through downtown Newnan during the annual Rock and Road festival.
College Temple's classic architecture
Homes here were built from the mid-19th to the early 20th centuries. Georgian Colonial and bungalows are the most common styles, but there are a few Victorians and Greek Revivals. Conditions vary, with some requiring a little elbow grease. Berry says homebuyers will see a little bit of everything, from homes that have been completely gutted to those that are pretty much like they were in the 1900s. Some houses have plaques dedicated to the families that have lived in them, and Berry says most people stick with historical styles when renovating. Pricing, which tends to range from the high $200,000s to the low $700,000s, mostly depends on square footage and extent of renovations. Lot size also factors in as Berry says it can range from relatively tiny to nearly an acre. Sidewalks shaded by centuries-old trees wind around the neighborhood for long walks.
Both Kurtz and Berry say weather extremes are rare. However, an EF4 tornado cut through downtown Newnan in 2021. Berry says while many homes and businesses in the area were devastated, College Temple was unaffected. The neighborhood's CAP Index Crime Score is 5 out of 10 versus the national average of 4. The city fosters community-based crime prevention, including neighborhood watch programs.
Coweta County Schools are highly rated
College Temple is zoned to Coweta County Schools, which earn an A-minus on Niche. Elm Street Elementary School scores an A-minus, while Evans Middle School and Newnan High School score B-plus ratings. Newnan High School reopened in 2024 with a brand-new building, as its original structure, dating to 1918, was severely damaged by a hurricane in 2021. The new building also brings a large amphitheater, a library featuring noise-canceling rooms and a state-of-the-art tornado shelter. The local ChildrenConnect Museum offers after-school enrichment programs for youngsters using tools kids love, including paintbrushes and Legos. College-age students seeking a local option can look into the satellite branch of the University of West Georgia, less than a mile away.
From the Kids Castle Playground to Sprayberry Road Dog Park
College Temple honors fallen and missing soldiers through plaques and statues at its 2-acre Veteran's Memorial Park. Children of all ages can take swimming lessons at Lynch Park Pool throughout the summer. Pollinator Garden Parks, just north, is a passive park designed to educate local children on native species. There's a greenbelt just south at First Avenue Park and also a playground. Berry says Newnan Utilities Carl Miller Park is the most popular green space, 2 miles away. "Half of the birthday parties for kids are there because they have a bunch of pavilions you can rent for free if you are a Newnan utility customer, which anybody in the city limits is," he says. The Linc, an over 20-mile pedestrian trail connecting neighbors to citywide amenities in Newnan, will eventually continue north toward Sprayberry Road Dog Park, an off-leash place for pups that's 2 miles north.
College Temple is extremely pedestrian friendly
Streetlights, sidewalks, and the ever-expanding citywide trail makes College Temple an extremely pedestrian-friendly place to live. Georgia 34 flows through the northern half of the neighborhood and Alt 27 forms College Temple's eastern side. Piedmont Newnan is around 4 miles away for medical care. Hartsfield-Jackson Atlanta International Airport is nearly 30 miles northeast following Interstate 85.
