White Oak is a suburban community with recreation areas and top schools

White Oak residents prioritize relaxation. The Newnan community is home to White Oak Golf Club and is close to several popular parks. At the same time, its location near major highways means the rest of the city is within reach. “It’s one of Newnan’s most desired neighborhoods,” says Ellen Bush, a broker at Bush Real Estate. “It has a golf community lifestyle, and it has beautiful scenery. People take care of their properties.” The area is zoned for highly rated schools and is close to shopping centers and restaurants.

Ranch-style and traditional homes with low HOA fees

Brick ranch-style and traditional houses fill the community, where construction started in the 1980s and continued in phases. Small homes in subdivisions west of White Oak Creek, off Shenandoah Boulevard, can range from $215,000 to $385,000. Larger homes east of the creek, off East Highway 34 and Sullivan Road, tend to be more expensive, often running from $315,000 to $800,000. The neighborhood’s residents tend to know each other. “People talk to strangers here, and they are helpful,” Bush says. “You don’t get that a lot of places anymore.” The area’s HOA fees are $200 per year. Bush says the costs are lower than those of surrounding communities and are mainly used to keep lots well-maintained. The car-dependent community’s asphalt streets typically do not have sidewalks. Vehicles do not usually park along the curb. Roads in western subdivisions can be narrow. Front yards can feature bushes and small- to medium-sized trees. Mailboxes generally sit in stone or brick holders, though some sit on posts.

Green spaces for exercise and for play, plus White Oak Golf Club

White Oak Golf Club has a separate membership from the community. It provides 36 holes of golf, plus facilities for tennis, pickleball, swimming and other activities. It is also part of The Clubs of Peachtree City and Newnan, a group of five organizations that offer joint membership packages. The LINC Trail connects parts of the city via multi-use trails that weave through green spaces. While the project is still under construction, the sections close to the community are complete. Nearby, Knoll Park has playgrounds for different age groups. Just over 5 miles west is Newnan Utilities Carl Miller Park, one of the city’s social hubs, which includes a castle playground, a splash pad, a picnic area, pavilions and a jogging path.

Coweta County Schools and a dual-enrollment program

Students are served by Coweta County Schools. They can attend White Oak Elementary School, which holds an A-minus Niche grade. Arnall Middle School earns a B-plus. East Coweta High School offers the Go West Early program, which allows students to dual-enroll in classes at the University of West Georgia. It has a B-plus rating.

The community can get hurricanes, but travel is convenient

East Highway 34 is the neighborhood’s northern edge, and Interstate 85 is a few miles west. The community is around 6 miles from Newnan’s city center, which has restaurants and shops. Hartsfield-Jackson Atlanta International Airport is nearly a 30-mile drive. Tornadoes have hit the area in the past. A 2021 storm caused heavy damage to parts of Newnan, destroying homes and causing large trees to topple. Bush says the community rallied together to rebuild the city in the aftermath.

Big--box stores and international cuisine at nearby restaurants

Several restaurants sit close to the neighborhood. Cafe 1485 serves breakfast classics through the afternoon. Botanico Kitchen & Bar specializes in contemporary Mexican entrees. JaPaneck Frank Hibachi & Sushi House serves Japanese cuisine in a family-friendly environment. Partners II Pizza is an old-school parlor with a salad bar and many pizzas and pastas. Kroger, Aldi and Walmart Supercenter are nearby, as are retail stores like Kohl’s and Lowe’s Home Improvement.
