Cliff Haven’s housing style is difficult to pin down. “It’s such a small area, but there are a lot of different properties within it. You can have a 1950s fixer-upper next to a modern, lights-out build next to a classic Spanish villa,” says Charlie Price with Coldwell Banker, a Newport local and the founder of the Charlie Price Group. Ranch-style homes can be next door to sprawling three-story estates; farmhouse architecture can be down the street from a Cape Cod style. Still, these homes have large lots and multimillion-dollar prices in common. They start at $3.2 million but can go higher than $8 million with almost quadruple the square footage. Cliff Haven is a short walk from Newport Bay, and, with marinas and yacht clubs on the water, many residents keep boats around town. Just east of the neighborhood, Castaways Park is a popular place to watch the sunset or Upper Newport Bay’s boat traffic. The Back Bay Loop, a 10-mile path around this channel, goes through the park as well. Named after Newport Beach’s most famous resident, John Wayne Park is nearby for more bay and sunset views. Newport Beach has fishing, swimming and other water sports, a few miles south.Walkable to three Newport-Mesa Unified Schools
Most students can walk to Newport Heights Elementary, Ensign Intermediate and Newport Harbor High. Ensign is on the neighborhood’s west side, while Newport Harbor is on the north side. Newport Heights Elementary is roughly a half-mile north. “Newport Heights is known for being community focused, and many parents walk their kids to school,” Clougherty says. Newport Harbor High’s career technical education program has different pathways for business management, software systems and other fields. University of California, Irvine, is a few miles east of the neighborhood, and it’s one of the highest-rated public research schools in the country.Just north of the Pacific Coast Highway
While Cliff Haven doesn’t have sidewalks, speed limits are low because of the nearby schools, and many people walk around the neighborhood. Andrews Road and Clay Street are designated as bike friendly, and Cliff Drive has a dedicated lane. On the other hand, most people drive around Newport Beach. The Pacific Coast Highways runs along the neighborhood’s south side and often clogs with traffic during lunchtime and rush hour. Orange County Transit Authority also operates buses along this freeway and Dover Drive.Waterside restaurants close by, Lido Marina Village
Some bayside restaurants are walkable on Cliff Haven’s south side. Bayshore Café & Lounge Restaurant has upscale dishes like filet mignon, and A+O Restaurant and Bar has similar food down the shoreline. This restaurant has a patio for waterside meals, next to a yacht marina at the Balboa Bay Resort. The iconic Japanese fusion spot Nobu and additional restaurants are across the channel at Lido Marina Village. Built in the ‘70s but redeveloped since then, this portside mall has about 30 businesses and frequent events. Fashion Island is another outdoor mall just east of the neighborhood, hosting over 200 restaurants and shops. Pavilions and Ralphs Fresh Fare are the closest grocers.
