City improvements coming to Epes
While Epes is a recognized neighborhood with plenty of residents, it and its neighbors are colloquially known as the Denbigh area. “Denbigh is kind of the catch-all for everything between Fort Eustis and City Center, which is below the airport,” says Carolyn Poissant, Newport News’ senior city planner and local resident. “We did a whole plan for that area. It's mainly residential, so the focus there was to improve the commercial corridors, which were pretty old.” With city improvement plans in place, Epes continually evolves and draws homebuyers looking for a quiet neighborhood and job opportunities near the area's military bases.
Townhouses and colonials along the Warwick River
While brick town houses make up most of the housing stock in Epes, single-family ranches, brick colonials and modern traditional homes with garages abound. Settling in Epes can cost anywhere from $150,000 to $390,000. While some residences feature views of the marshlands of the Stoney Run stream, others are considered waterfront property because of their placement beside the Warwick River. Poissant says some locals can even be seen “navigating the Warwick River down to the James River by kayak or small boat.”
Students take flight at Denbigh High School
Young learners can attend Stoney Run Elementary School, formerly known as Horace H. Epes Elementary School, which has a C-minus on Niche. The school often participates in events that help families in need and involve students in the community, like the One City Holiday Food Drive. Middle schoolers can attend Passage Middle School, which has a C score, then continue to Denbigh High School, which earns a C-plus from Niche. Denbigh High is fully accredited and offers a nationally recognized Aviation Academy where students will participate in a STEM-based curriculum centered around piloting and aviation technology.
Hitting home runs at Stoney Run Athletic Complex
Epes is surrounded by nature, from the Warwick and James Rivers to the various parks within a few miles of the neighborhood. Spanning 52,800 square feet, The Denbigh Community Center is the area’s central hub for recreational activities. With two full-sized gyms, the center is always hosting basketball, soccer and volleyball practices for local teams, and residents can be seen hitting the weights or walking the indoor track. Right next door is Stoney Run Park and Athletic Complex, where residents come to play baseball, field hockey and soccer. Shaped like a star with a concessions stand at its center, the park offers five multi-use fields and a small playground for little ones to burn steam on. Poissant shares that several master-planned improvements are coming to Stoney Run, like “adding a couple of soccer fields, more parking, a pathway, a new playground, pickleball courts and another basketball court.” On weekends, neighbors cheer on local little and adult leagues. Outdoor enthusiasts are also 3 1/2 miles from Newport News Park, a massive green space featuring winding trails, towering trees, native wildlife and over 150 campsites.
Global dining along Warwick Boulevard
When locals get hungry, Vancostas Restaurant is a popular diner for American-style breakfast but Italian and Greek-inspired lunches and dinners. Chung Oak Korean Restaurant, a locally owned establishment, is also in the area and serves traditional Korean dishes in a modest atmosphere. Directly south of the neighborhood is a small commercial corridor with a few more options. International flavors can be found at Caribbean Gourmet Delights and Shibam Yemeni Kitchen, while Craft 60 Taphouse & Grill offers an ever-rotating list of over 100 craft beers paired with live music. When locals need groceries or everyday items, Food Lion and Ollie’s Bargain Outlet are in the area and offer special discounts on items weekly. For some serious retail therapy, Patrick Henry Mall is under 5 miles away and houses brand-name retailers like Macy’s, H&M and Victoria’s Secret.
Route 60, I-64 and Fort Eustis
Epes’ streets are very pedestrian-friendly, even without sidewalks. Poissant says, “People just walk in the street because the streets don't go anywhere, and there's not much traffic.” However, with so many dead-end roads, she points out that this fact does make biking from place to place difficult. “You’re either running into cul-de-sacs, or you end up on a busy street. But we did just approve a city-wide pedestrian bicycle plan that's hopefully going to address some of that.” For those who commute by car to Fort Eustis, downtown or across the Hampton Roads Bridge Tunnels, U.S. State Route 60 and Interstate 64 are easily accessible. There are also plenty of Hampton Roads Transit (HRT) bus stops along Route 60, also known as Warwick Boulevard. For out-of-state travel, Epes is less than 4 miles from Newport News / Williamsburg International Airport.
