Housing for renters and long-term owners
Jefferson Park is flat. Sporadic trees dot front yards, sidewalks line many streets and parked cars touch the curb. Colonial-style townhouses are common in the neighborhood, accommodating over two-thirds of residents who rent. Single-family homes are usually modest, with bungalows and ranch-style homes making up most of the area's housing. Potential homebuyers can find a property needing updating for about $105,000 to $160,000. Roughly 1,000- to 1,600-square-foot renovated properties can cost from $200,000 to $300,000, while Jefferson Park’s few Colonial Revival or New Traditional new builds can range from $320,000 to $400,000. “For a first-time homebuyer, rates are very affordable,” Concepcion says.

Revitalization along Jefferson Avenue
Jefferson Avenue is the area’s main commercial corridor. Residents will find a few establishments in the neighborhood, like a Family Dollar and a Chic-A-Sea Restaurant, where locals can walk up to a yellow window and order chicken dishes. The city has invested a lot of money to improve the area of Jefferson Avenue just outside the neighborhood. “They’ve poured millions of dollars and continue to do so to draw homebuyers,” Concepcion says. “It’s drawing a lot of residents and businesses.” A mixed-use apartment complex houses ground-floor establishments on the corner of Jefferson Avenue and 16th Street. Additionally, the city has improved sidewalks in the area and continues to add more businesses, including an upcoming food hall.

Nearby outdoor spaces
Huntington Park is about 3 miles northwest of the neighborhood. Open sunrise to sunset, this 60-acre outdoor space offers a public beach on the sandy shores of the James River that’s open from Memorial Day to Labor Day. At all times of year, anglers cast their lines from the fishing pier at Lake Biggins, which is full of trout. Tennis players compete on the Huntington Park Tennis Center’s 20 hard courts while kids run around the riverside Fort Fun playground. The park is also home to the Virginia War Museum, chronicling the country’s military history from the Revolutionary War to today. Further inland, Briarfield Park spans 50 acres and has softball fields, tennis courts, picnic areas and a playground. Concepcion says that people also travel to nearby areas to get outside. “You’re close to [interstates] 64 and 664,” she says. “Which expands your network into the larger Hampton Roads area.” It’s a 10-mile drive east on I-664 to Buckroe Beach, where visitors can sunbathe along the Chesapeake Bay.

Students zoned for Newport News City Public Schools
Newport News City Public Schools serve Jefferson Park. Students can attend Newsome Park Elementary School, which gets a C-minus grade from Niche, before Crittenden Middle, which receives a C. There are many bus stops in the neighborhood, allowing residents to travel throughout the city using public transit. For air travel, the Norfolk International Airport is about 23 miles southeast.
