Gorgeous properties right by the Warwick River are what you’ll find in the charming Sanford suburb. Situated in a tranquil pocket of Newport News, Virginia, Sanford offers residents a blend of amenities and natural beauty.

“The popularity of this area is really driven by being near the water, size and price point of homes and proximity to the military base,” says Justin Wynings, Realtor with RE/MAX Peninsula. “Sanford is an older, established neighborhood and people like the lot sizes.”

The tidy, picturesque streets of Sanford are wide and curving. On a stroll through the neighborhood, you’ll see a variety of architectural styles that include brick ranch homes, split levels and large transitional-style homes. These houses are set back on leafy, level lots that average a half-acre and boast well-tended lawns with mature trees. Long, paved driveways often lead to attached garages, with plenty of overflow parking on the street. In Sanford, you get a three-bedroom, two-bathroom brick ranch for around $250,00 or a four-bedroom, three-bathroom colonial for roughly $425,000. On the riverfront, you’ll find sprawling homes on over an acre of land for upwards of $1 million.

Students in Sanford attend T. Ryland Sanford Elementary School, Mary Passage Middle School and Denbigh High School. These schools all belong to the Newport News City Public Schools district, which earns an overall grade of B- from Niche. Sanford Elementary is within walking distance of many homes in the neighborhood. Denbigh High, located one mile north of the neighborhood, is home to the Aviation Academy, a nationally recognized STEM site that allows students to learn about piloting, engineering and aircraft maintenance.

Immerse yourself in nature at the gorgeous 13-acre Denbigh Park, located just north of Sanford by the Warwick River. Hike trails through the woods, fish off the pier or use the boat ramp to drop in your watercraft for a serene ride. A mile south of Sanford, you’ll find the 279-acre Riverview Farm Park, featuring 2 miles of walking trails, soccer fields, public restrooms and plenty of benches. Bring kids to the 30,000-square-foot Fantasy Farm Playground, where they can climb, slide and swing for hours.

Get all your shopping done 4 miles east at Patrick Henry Mall, which is anchored by four department stores and has dozens of popular retailers. Surrounding the mall, you’ll find many big box stores like Target and Best Buy. You can pick up groceries in this area at Whole Foods or Costco.

When hungry — and if you’re a fan of mac and cheese — head to Matt’s Smackin Macs on Warwick Boulevard. Here, you can enjoy large, creamy bowls of macaroni and cheese in a range of flavors like Jalapeño Bacon and Chicken Bacon Parm, or you could try a chicken bowl instead. If you’re craving Mexican, you’ll find Tacos Mexico a few doors down, serving all the staples like tacos, burritos and nachos.
The Fort Eustis army base is located 5 miles north of Sanford, making a quick and easy commute for those who work on the base. With proximity to Warwick Boulevard and Interstate 64, residents of Sanford can get across town in no time. With a blend of beautiful homes, peaceful nature and city amenities, Sanford checks all the boxes.
