Warwick on the James is a waterfront community near popular parks
Warwick on the James is a tree-filled community that borders the James River and is near popular Newport News parks. “It’s a well-established and sought-after neighborhood with close proximity to water,” says Anita L. Cox, broker and owner of NextHome Coastal Luxury Realty who’s sold homes in the area for over 17 years. “It feels private, but it’s very quick to everything.” Grocery stores and restaurants are in a neighborhood shopping center, and Christopher Newport University is also close. Huntingdon Park and the Mariners’ Museum and Park are within 2 miles, and Interstates 64 and 664 are around 5 miles away.
A tree-filled neighborhood of midcentury homes
Warwick on the James’ midcentury colonial, ranch-style and Cape Cod houses sit far back from the street on quarter-acre to half-acre lots shaded by mature oak and pine trees. “On any given day, you can see kids riding their bikes or families walking their dogs,” Cox says. Manicured front lawns share space with shrubs and flower beds, and driveways typically lead to attached garages. Prices usually range from around $300,000 to $750,000, depending on size. Some homes back up directly to the James River and have private piers and boat docks; these rarely come on the market.
Health career pathways at Warwick High, and a university nearby
Kids can start school at Hilton Elementary, which earns a B-minus from Niche, and then go to the C-rated Homer L. Hines Middle. The C-plus-rated Warwick High has an International Baccalaureate program, and students can apply to the Governor’s Health Sciences Academy, where they can explore health-related careers like biotechnology and health informatics. Christopher Newport University nearby enrolls around 5,000 students in over 40 majors. The university’s Ferguson Center for the Arts puts on concerts, lectures and musicals that are open to the public.
Two nearby parks provide walking paths, river access and playgrounds
The Mariners’ Museum and Park near the neighborhood offers several ways to get outside. A 5-mile walking path loops around Mariners’ Lake, where kayaks and row boats are available to rent. The museum has exhibits documenting the area’s maritime history. Huntingdon Park is also nearby and includes the expansive Fort Fun playground, a sandy beach where swimmers can cool off in the James River, and a tennis center that offers classes and leagues.
Grocery stores, restaurants and nightlife are in the neighborhood
The Warwick Shopping Center sits along Warwick Boulevard in the neighborhood, providing convenient access to grocery stores like Food Lion and Health Trails Natural Foods. Pizza Hut and Golden China deliver in the neighborhood, and Peninsula Billiards is home to the area’s nightlife. Danny’s Deli Restaurant has served sandwiches and salads here since 1960. The family-owned Smoke BBQ Restaurant & Bar nearby is a popular hangout, serving freshly smoked meats and brick-oven pizzas. The restaurant also hosts events like a St. Paddy’s Day Party, which features themed food, green beer and live music.
Along Route 60, near interstates and healthcare
U.S. Route 60, also called Warwick Boulevard, is the neighborhood’s main road and leads about 5 miles to Newport News’ city center. Interstates 64 and 664 are also within 5 miles. Hampton Roads Transit’s buses stop along Warwick Boulevard. Riverside Regional Medical Center is just over 2 miles away, and Newport News-Williamsburg International Airport, which has flights to Charlotte, North Carolina, is an 8-mile trip. Hilton Christian Church is the only house of worship in the community and sits on Warwick Boulevard at the neighborhood’s entrance.
Low flood risk, but hurricanes are possible
Despite its location on the James River, Warwick on the James is at low risk for flooding. Newport News can get hurricanes, which can cause high winds and an increased risk of flooding.
