Chestnut Hill
Classic New England architecture along tree-lined streets
Along quiet streets, Chestnut Hill offers single-family homes that showcase classic New England architecture. Georgians, Colonial and Tudor Revivals line the neighborhood’s sidewalks, where mature oak trees drop colorful leaves in the fall and shade manicured front lawns in the spring and summer. Home prices can range from $2 million to $8 million. Most houses occupy large lots and feature four to six bedrooms, so luxury amenities like wine cellars, gyms, pools and tennis courts account for higher price tags. Many properties at the top of this price range are part of the Chestnut Hill Neighborhood Association, which was formed in 2003 to preserve the area’s zoning regulations. Bounded by Hammond Street, state Route 9, Reservoir Road, and Middlesex Road, some of the homes in the association also fall within the Chestnut Hill Historic District, which includes houses from the late 19th and early 20th centuries.Everyone’s less than five minutes from a park
While residential spaces are landscaped, nearby parks offer places for scenic outdoor escapes. “The beauty of Chestnut Hill is that no matter where you live, you’re less than five minutes from a park,” Solomont says. Named for the family that founded Chestnut Hill, Hammond Pond Reservation, a protected woodland park, is home to Hammond Pond, where anglers cast their lines into the water. Wooded trails lead hikers, mountain bikers, and cross-country skiers through dense forest, while formations of sandstone conglomerate and Roxbury puddingstone are popular for rock climbing. The adjacent Webster Woods offers more trails winding alongside natural features, and nearby Chestnut Hill Reservation has a 1.5-mile walking trail around a scenic reservoir. The latter also features a summertime swimming pool and winter ice skating rink.Newton Public Schools and Boston College
The neighborhood’s children can attend Newton Public Schools. Niche gives Ward Elementary an A-plus and ranks it the No. 4 best public elementary school in Massachusetts. Charles E. Brown Middle School gets an A and Newton South High receives an A-plus. Newton South has many notable alumni, including “The Office” actors John Krasinski and B.J. Novak and podcast host Joe Rogan.Part of Boston College’s campus is in Chestnut Hill. Founded in 1863, the private Catholic university specializes in research and has over 15,000 students. But Solomont says those living on the Newton side of campus don’t really notice the students, aside from at village shopping centers. Undergraduates mostly live north of Commonwealth Avenue, which runners trek in April as they pass through Chestnut Hill during the Boston Marathon. There can be some traffic on college game days, but the grey, stone campus is a great place to take a walk. Plus, Solomont says, “The students make great babysitters.”
The Shops at Chestnut Hill and The Street
Nearby shopping centers make running errands or going out to dinner easy. The Shops at Chestnut Hill is an upscale, two-level enclosed mall with over 50 retailers, including Massachusetts’s only Bloomingdale's. Visitors can browse high-end brands like Apple, Tiffany & Co., Uniqlo and Coach or dine at well-known chains like The Cheesecake Factory and The Friendly Toast. Just across Route 9, The Street offers an open-air shopping experience. The walkable shopping, dining and entertainment plaza features popular brands like Warby Parker, Marine Layer and Mejuri, alongside local favorites like Hummingbird Books and Poladog Bakery. The Street also provides small green spaces, scenic views of Hammond Pond, a Star Market grocery store and a movie theatre.12 miles to Boston and how to get there
Chestnut Hill’s transportation options cater to both commuters and residents. “You definitely need to get in your car if you want to run errands,” Solomont says. “But the appeal for people who buy in this area is being close to Boston, which is an easy commute by car or train.” The Chestnut Hill light rail station provides direct access to downtown Boston and other parts of the city via the Massachusetts Bay Transit Authority Green Line D branch. Several MBTA buses also run through the area, connecting residents to destinations like Kenmore Square. Route 9 is Chestnut Hill’s main thoroughfare, leading to the state’s capital and suburbs to the west. U.S. Interstate 90 – or the Mass Pike – is also a short drive away. For air travel, Boston Logan International Airport is about 12 miles east.
