Bunker Hill condos with amenities and rare bungalow listings
Eagle Point, Bunker Hill Club and other condo buildings built in the mid-1990s through the early 2000s have been renovated and freshly painted since then. Many of the properties include amenities such as heated garage spaces, community rooms and balconies overlooking the forest preserve or traffic on Milwaukee Avenue. Prices range from $260,000 to $430,000. “[Eagle Point] is farthest off the street instead of being up close, so it’s more quiet,” says Marti Corcoran, a neighborhood resident and agent with Coldwell Banker Realty.Single-family homes in Bunker Hill rarely hit the market. Just four of the neighborhood's Chicago-style bungalows were listed and sold in 2024, ranging from $350,000 for a four-bedroom, two-bathroom home to $435,000 for a four-bed, three-bath. A handful of ranch-style homes, split-levels, Cape Cods and colonial-style homes also line these streets, most with detached garages and short, square front yards. On average, properties in Bunker Hill sell after 21 days on the market, about half the national average timespan.
Forest preserve picnics, walks through St. Adalbert and Pioneer Park minigolf
Twenty miles of paved and unpaved trails trace the North Branch Chicago River, which flows through Bunker Hill forest preserve and other Cook County preserves. Along the way are seven open picnic groves, two with bathroom-equipped pavilions. Visitors unload tables, chairs and cornhole boards from the parking lot. “People that live in the buildings can walk their dogs there,” Corcoran says. Directly across Milwaukee Avenue is St. Adalbert Catholic Cemetery & Mausoleums. Consecrated in 1872, the burial ground is historically associated with the area's Slavic diaspora from Poland and modern-day Czechoslovakia. “It has lots of walking paths and beautiful memorials, so you can head right over and get a couple miles in,” Corcoran says. 18-hole mini golf, automated batting cages and a concession stand are open at Pioneer Park from spring to fall, while the Wild West-themed playground is open year-round.From Culver to Niles West High
School-aged children in Bunker Hill are zoned for Clarence E. Culver School, which teaches prekindergarten through eighth grade and scores an A-minus from Niche. The school held a ribbon-cutting ceremony in fall 2024 for its newest additions, which include a new gym, a fully renovated library, a state-of-the-art fine arts center and more. Students graduate to A-plus-earning Niles West High School with peers from Skokie, Lincolnwood and Morton Grove. The school’s fine arts department won Art Education Program of the Year from The Illinois Art Education Association in 2020, while the digital newspaper, Niles West News, consistently ranks high in annual state competitions. “There’s a Pace suburban bus stop on Milwaukee in front of the buildings, so instead of driving, you can just hop on the bus up to Golf Mill,” Corcoran says. The Route 270 shuttle also travels to Endeavor Health Glenbrook Hospital, about 7 miles northwest, and to Blue Line and Metra connections at Jefferson Park Station, about 3.5 miles southwest. The Blue Line also travels straight into the Chicago O’Hare International Airport terminal, which is about 7 miles away by car. Park Ridge and Edison Park are other nearby stops on the Union Pacific Northwest Line to Ogilvie Transportation Center in downtown Chicago. “We’re within walking distance—depending on your ability, of course—to CVS, Starbucks and a couple restaurants on Milwaukee Avenue,” Corcoran says. Some homes back right up to the parking lots of the closest local businesses. Play Book Ultra Sports Bar fills on game night for bar bites and beers under the glow of 30 flat-screen TVs. Sabor A Café Niles opened its doors and filled its live Latin and jazz performance schedule in 2024, while Joe Donut handles the breakfast rush and provides space to work remotely. A Shop & Save Market is 1.5 miles away in the opposite direction, with a deli counter and Polish, Mexican and Italian goods organized by aisle. Target, Ross and other major retailers sit tight at Golf Mill Shopping Center, 3. 5 miles away; however, AMC Niles 12 and much of the retail space will be demolished throughout 2025 to make way for Golf Mill Town Center, a $440 million “live, work, play” remodel that will pair parks and retail with luxury apartments and high-end restaurants. “The current mayor is big on bringing back the glory days of the areas that got a little tired,” Corcoran says. “It’s time to rejuvenate them and bring people in.”Natural barriers to Chicago River flooding
The Bunker Hill preserve includes low-lying floodplain forests, which collect overflow from the North Branch Chicago River. However, Flood Factor data collected from First Street shows that some single-family homes in Bunker Hill have a higher flood risk due to low elevation.
