Just across the border from Chicago

The Courtland Park neighborhood is in the suburban village of Niles, twenty miles northwest of downtown Chicago. It's less than 10 miles northeast of Chicago O'Hare International Airport and about halfway between Interstates 294 and 94. “Niles borders Chicago - if you’re driving on Touhy Avenue, half of your car may be in Niles, and half may be in Chicago,” says Mitch Johnson, communications and multimedia coordinator for the village of Niles. “We’re the first northwest suburb.” The suburb appeals to a wide range of people, offering a melting pot of cultures from across the globe. “The village of Niles is ethnically diverse,” says Katie Schneider, community engagement coordinator. “About 40% of the people here speak English as a second language. We’re very proud of that diversity.”

Renovations and new builds in Courtland Park

The neighborhood has single-family homes from the 1950s through the '80s mixed with townhouses, condos, and apartments. Ranch-style and split-level homes are prominent designs, and sale prices range from $390,000 to $530,000. Sprawling, contemporary houses built within the past 30 years cost $700,000 to over $1 million. “Those houses were in the place of older homes. When people tear down a house and build a new one or renovate an existing home, it tells me there’s loyalty here. Multiple generations have lived in this neighborhood,” says Dave LoSavio, a Realtor with Mark Allen Realty. Townhouses range from $240,000 to $340,000, with three bedrooms and, at most, 1,500 square feet. Condos that are part of the Washington Courte subdivision have a monthly HOA fee of around $400 that covers lawn care, a pool and snow removal. Sale prices are from $250,000 to $350,000.

Shopping mecca at Golf Road and Milwaukee Avenue

The neighborhood is close to the busy intersection of Golf Road and Milwaukee Avenue at the northwestern border. Plenty of retail options exist in this area, with Millbrook and Golf Mill shopping centers across the street from each other and south of the intersection. Major stores include Old Navy, Target and PetSmart. Fresh Farms International and Walmart Supercenter are grocery options across the street from each other, close to the intersection. Niles Grill Diner is open for breakfast and lunch and has an old-school atmosphere. More cuisine options include a taste of the world at Arvin Restaurant, which specializes in Mongolian food and Tang Korean Restaurant. To the south, the diversity of flavors continues, with Detroit Kabob House as well as Papagalino's, a neighborhood staple since 1990 specializing in Greek dishes.

‘A’ rated Maine East High School

School-age children in Courtland Park can attend elementary and junior high school in East Maine School District 63. Washington Elementary has just over 400 students attending through fifth grade, and the student-teacher ratio is 13-to-1. The school gets a B-plus rating on Niche. Gemini Middle School is also rated a B-plus, with similar small class sizes as Washington Elementary. Maine East High draws from Niles and nearby suburban areas like Des Plaines, Park Ridge and Morton Grove. Students can take courses to also receive credit at Oakton Community College in Des Plaines, Harper College in Palatine or the Illinois Institute of Technology in Chicago. The school is rated an A. On the west side of Milwaukee Avenue is a private boys' high school called Northridge Preparatory School, which gets an A-plus on Niche. The school serves grades six through 12

Courtland Park recreation area

Courtland Park is a narrow recreation space off Washington Road with a playground, two tennis courts, and lots of open space for pick-up games or frolicking with the family dog. To the south of the neighborhood, Washington Terrace has a baseball field as well as a skatepark.

Events around Courtland Park

The village of Niles holds events throughout the year, including the Holly Jolly Fest in December at Golf Mill Park, south of the Golf Mill Shopping Center. The park hosts various city events like an end-of-summer antique car and drone show and a District 63 Fun Fest and Carnival in mid-May organized by the East Maine School District. Aside from special events, amenities include a walking path, tennis and basketball courts, and baseball and softball diamonds.

Choice of Metra stations

There’s no Metra station in Niles - however, living in the northern part of the village means it's only a few miles from the Morton Grove Metra station or the Dee Road station in Park Ridge, where the rail line leads to downtown Chicago in about 35 minutes. There are plenty of sidewalks in the neighborhood that would allow walking to a major street like Milwaukee Avenue or Washington Road to catch the Pace bus or the Niles Free Bus, which stops at shopping centers and large public buildings. The Pace bus line operates the Pulse line that runs on Milwaukee Avenue. It's an express route that travels 6 miles between the Golf Mill Shopping Center and the Jefferson Park Transit Center in Chicago. For medical emergencies, the nearest hospital is about 2.5 miles south at Advocate Lutheran General Hospital.

Impact of life under flight paths

Due to the proximity of O'Hare International Airport, there could be some extra noise while living in this area of Chicago. According to First Street, a website that tracks environmental factors, the area is an active noise area. The site also rates the neighborhood as having occasional moderate air quality days.
