Neighborhood community found in Evergreen Estates
While just a small square of the village of Niles, Evergreen Estates offers plenty of community engagement along its residential grid-oriented streets. The village’s library is on the southern side of the community, offering programs and classes for locals across Niles but within walking distance of homes here. With a couple of neighborhood parks in the neighborhood, residents have spaces to get outside and chit-chat with neighbors. “I have a friend whose grandmother lived in Niles for 60 years,” says broker Mary Lusk with Compass. “When she moved out, there were people that would come and knock on the door when we were cleaning out the house, saying they were sad to see her go. That’s the feeling you get when you’re in the community.”
Bungalows along Evergreen Estates' open streets
Bungalows and the occasional Cape Cod and ranch-style home line the wide streets in Evergreen Estates, with prices ranging between $275,000 and $550,000. Sidewalks run along both sides of the streets, so residents might see their neighbors out walking, whether heading to one of the neighborhood parks, walking back from the library or just walking the dog. People here get involved in their community, stopping to chat with neighbors or just waving hello. “If you had an estate sale, there are people who stop by because they want to see what the inside of the house looks like,” Lusk says.

Diverse extracurricular choices at Niles West High School
From preschool through eighth grade, students can attend Clarence E. Culver School, which Niche awards an A. On the western side of Evergreen Estates, Saint John Brebeuf School offers a private Catholic education to students from kindergarten through eighth grade. At Niles West High School, students can join clubs for every topic, from fashion and robotics to sports medicine and archery. Niche grants it an A-plus and ranks it 27th for the best public high school teachers in Illinois.

Walking or busing to amenities from Evergreen Estates
When getting around Niles, buses stop along Waukegan Road, Oakton Street and Harlem Avenue in Evergreen Estates, connecting residents to parks and grocery stores. Also called State Route 14, Caldwell Avenue runs north to south on the eastern side of the community, though residents can also get around along Waukegan Road, which passes through the center of the neighborhood. Because these are both larger thoroughfares, residents living closer to them may hear traffic as it passes. Downtown Chicago is about 15.5 miles from Evergreen Estates, accessed by Interstate 94 for motorists or the Morton Grove Metra, about 2 miles away along Lehigh Avenue. Advocate Lutheran General Hospital is about 3.5 miles southwest of this neighborhood. Also in that direction, Chicago O’Hare International Airport is around 8.5 miles away.
Evergreen Estate's fire-engine-red playground
At the intersection of Shermer and Waukegan roads, Point Park’s bright red playground has equipment designed to look like fire engines, within walking distance of many homes here. In the fall, the surrounding maples’ leaves almost match the vibrant playground. Residents can also walk over to the Niles-Maine District Library, located on the southern side of the neighborhood. The library offers programs throughout the month for kids, teens and adults, like bullet journaling clubs for teens and weekly kids’ storytimes in English, Spanish and Polish. On the other side of Caldwell Avenue, Miami Woods features a paved portion of the North Branch Trail, which runs between preserved prairies bursting with wildflowers and the North Branch Chicago River.

Ube and Oreo ice cream at Village Creamery
Just opposite the library, Village Creamery serves frozen treats, offering over 30 flavors ranging from cookies and cream and birthday cake to ube and durian. The ube and Oreo combination is a fan favorite, with some visitors leaving with a pint for home. Barnaby’s serves Chicago-style pizza with the staple cornmeal crust. On a night out, people head to TAVA Fresh Taste of India—the dining room has a very classy feel with dark hardwood floors and ceilings paired with crisp white tablecloths over the tables. Just across Oakton Street from Evergreen Estates, H-Mart is just half a mile away, accessible by bus. Jewel-Osco is just over 1 mile away. On the other side of Caldwell Avenue along Lehigh Avenue, Costco, Walmart, Target and Aldi are all about 2.5 miles from Evergreen Estates.

Watching the fireworks through coveted diffraction glasses
“Niles and Skokie together host a 4th of July parade and fireworks,” Lusks says. “They give away t-shirts and swag, like diffraction glasses, to make the fireworks pop. The first 2,500 get them, and people definitely get there early to get the glasses and shirts. People go crazy over them.” Celebrations also include an 80s tribute band that plays between the parade and the fireworks show. In the fall, Niles homeowners can enter the Halloween Home-Decorating Contest. Niles residents go around the Village to view the spooky décor before voting for the winners online.
