The Terrace sits 20 miles from The Loop
The Terrace is a compact residential community 20 miles north of Downtown Chicago. Located in the village of Niles, the neighborhood is lined with affordable midcentury homes—typical of Chicago’s northern suburbs. “People choose Niles when they’re looking for proximity,” says Steve Genyk, a local broker with Dream Town Real Estate. “Maybe they want to live near the city, but far enough away from the expenses. Niles offers that.” Bordered by two of the village’s bustling thoroughfares, residents of The Terrace indeed benefit from proximity: both to Downtown Chicago and to Niles’ shopping and dining hubs. Additionally, highly rated public and private schools mean city-dwellers similarly commute back and forth. This exchange keeps residents in the loop, despite living 20 miles from The Loop.
Midcentury homes line gridded streets in The Terrace
Compact blocks of single-family homes form a grid in The Terrace community. Cape Cods and midcentury ranch-style homes line streets like Osceola, Olcott and Oleander Avenues, each one flaunting a series of square lawns sprouting modest gardens, shrubs and trees. Sidewalks run between them, often branching off into front stoops or paved driveways leading to detached garages. With the exception of a few retailers on Dempster Street, the neighborhood is almost entirely residential. Further, The Terrace’s CAP Index crime score sits at 2, compared to the national average of 4. Homebuyers can expect prices to fall between $300,000 and $500,000, about average in Niles. Rentals also sit in the northeastern corner of Terrace, in low-rise brick buildings reminiscent of Georgian Revival architecture.

Dempster Street & Milwaukee Avenue offer ample shops and eats
Dempster Street is a major thoroughfare in Niles, lined with shops and restaurants serving the entire village. Residents of The Terrace are within walking distance of the strip’s Village Plaza, which houses Hobby Lobby, TJ Maxx, Home Goods and Michael’s. Casual eats like Culver’s surround the shopping center, neighboring international spots like Tava Fresh Taste of India and Savory Crust Gourmet Empanadas.
Farther south, Jewel-Osco neighbors Jerry’s Fruit & Garden, a popular market known for its wide variety of produce options. Residents time their visits to avoid the masses, shopping for everything from dragon fruit to kabocha Japanese squash. Over on Milwaukee Avenue, Golf Mill Shopping Center is slated for demolition in 2025. The site will undergo a $440 million rebuild set for completion in 2027, retaining a few of its current tenants, including Target, Burlington and Ulta. Fresh Farms International Market, Walmart Supercenter and Patel Brothers are across the street and will remain open throughout the construction process. Milwaukee Avenue boasts various global cuisine restaurants, including Taco Maya and Mykonos Greek Restaurant, which has served authentic Grecian recipes since 1981.

Chicagoans commute to the private Catholic school next door
Students in The Terrace attend East Maine School District 63, beginning at Melzer Elementary. With a B-plus on Niche, the school prides itself on an active Parent-Teacher Organization that sponsors annual events like a Valentine’s Day dance and book fair. With the same Niche grade, Gemini Middle School is the district’s only intermediate institution, integrating elementary students from across the village. Maine East High School is part of Maine Township High School District 207. Located in Park Ridge, the public high school earns an A on Niche and provides 18 Advanced Placement courses alongside dual-credit opportunities with Oakton College.
Notre Dame College Prep is a private, all-boys Catholic high school on Ozark Avenue, less than a mile west of The Terrace. With an A-minus on Niche, Notre Dame is part of the Roman Catholic Archdiocese of Chicago. “North Niles has good public schools, so most people use them,” Genyk says. “But when you’re living in northwest Chicago, you send your kids somewhere private if you can—Most students at Notre Dame live in the city and commute for school.”

Chicago commuters heading to The Loop have options
Most residents in The Terrace are car-dependent, but Pace Suburban buses stop along Oketo Avenue, Main Street, Dempster Street and Harlem Avenue. The nearest emergency room, Advocate Lutheran General Hospital, sits 3 miles west on Dempster. Chicago commuters typically drive about 20 miles south on Interstate 94, but many opt for the Metra. The nearest station is Morton Grove on Lehigh Avenue, 2 miles away. The nearest L train station is Oakton-Skokie, home of the “Skokie Swift” Yellow Line route, which heads south to Howard station, where riders can transfer to the Purple Line Express or the Red Line to reach The Loop. “Niles doesn’t have a direct stop for the L train or the Metra,” Genyk says. “If you’re heading to The Loop, you’re going to take the Metra. But you'd drive if you don’t have the luxury of time.” Alternatively, out-of-state travelers almost always drive the 8 miles south to Chicago O’Hare International Airport.
Miami Woods houses a portion of the North Branch Trail
Oak Park is a community gathering place within walking distance of The Terrace. A walking path along the park’s perimeter surrounds ball fields, courts, a playground and a butterfly garden just a few blocks west on Overhill Avenue. On Friday nights throughout the summer, residents from The Terrace and neighboring communities even break out their lawn chairs for the park’s free concert series. Less than a mile south, Grennan Heights Park’s outdoor fields, courts and playground pair with an indoor gym for fall and winter youth athletic programs.
“There’s also this great trail that runs through Niles,” Genyk says, referring to the North Branch Trail, accessible from Miami Woods. “It’s this uninterrupted biking and walking path that leads all the way from the village to the Chicago Botanic Garden in Glencoe.” The Terrace residents are only a mile north of Miami Woods, a 113-acre preserve bordering the North Branch Chicago River. A 1.5-mile portion of the North Branch Trail cuts through, heading into nearby preserves like Wayside Woods and, even farther north, George F. Nixon Woods.

Catching the annual Fourth of July Parade on Main Street
On Friday nights throughout the summer, residents from The Terrace and neighboring communities even break out their lawn chairs for the park’s free concert series. Plenty more annual events occur within a few miles of the community. At the end of each school year, District 63 hosts an Education Foundation Fun Fest & Carnival at Golf Mill Park, complete with games, food vendors and carnival rides to celebrate the start of summer break. On Independence Day, the village’s annual Fourth of July Parade begins at Notre Dame College Prep. Residents can catch the floats pass on Main Street as the parade heads south to Grennan Heights Park. Later in July, St. Haralambos Orthodox Church hosts a Big Greek Food Fest complete with homemade food and pastries, traditional Greek dancing, a raffle and even tours of the church’s ornate sanctuary.
