Mission Valley Estates is a secluded neighborhood tucked into the rural landscape of southern Sarasota County. Homes sit on oversized lots on quiet, narrow streets flanked by a mixture of pines, oaks and palm trees. Residents enjoy space, solitude and freedom from HOA regulations. “There are not a lot of properties in the area that offer acreage, so that would be the main draw,” says Kristina Avens of Coldwell Banker Realty. “You’re not right on top of your neighbor, and that’s what a lot of people are looking for. It’s also zoned for horses, so that’s a big factor.”

Non-HOA homes feature spacious yards and pools

Housing consists of midcentury ranch-style homes and newer contemporary custom designs. Driveways and attached garages are standard features. Front yards are large, and back yards typically have in-ground pools. There are no sidewalks, and some streets remain unpaved, adding to the rural feel. Higher-priced luxury homes in a small subdivision are the only ones subject to HOA fees of $100 per month. Prices generally range from around $600,000 to $1 million-plus. Homeowners should be aware that the risk of flooding and wind damage is high during hurricane season, and insurance rates will reflect that. However, they benefit from lower property taxes in the unincorporated areas of Sarasota County.

Students are served by Sarasota County Schools, a district that earns an A from Niche and is rated as the second-best in the state. Nearby Nokomis Beach is the oldest public beach in Sarasota County

The Gulf Coast is known for its white-sand beaches. Residents are only 3 miles from Nokomis Beach. The oldest public beach in Sarasota County offers access along the Gulf as well as the Intracoastal Waterway. The coastal waters are also a haven for boaters and anglers. Downtown Venice offers shops, restaurants and events

Downtown Venice is a historic commercial district just 5 miles from the neighborhood. “There’s just a lot of shops, a lot of restaurants, and it’s walkable to the beach,” Avens says. “They always have events and activities going around there.” Top-rated eateries include Dockside Waterfront Grill, Harbor Bistro and Trattoria Da Mino. Sidewalk sales and concerts are part of downtown’s busy calendar, and the annual two-day Sharks Tooth Festival is the city’s signature event. The Publix-anchored Nokomis Village is conveniently located just 2 miles away at the intersection of Laurel Road and U.S. Highway 41, a busy commercial corridor also known as Tamiami Trail. “You’re not even 5 minutes from 41, so it’s country living in a city area,” Avens says.

Sarasota Memorial Hospital's Venice campus is minutes away along I-75

Sarasota Memorial Hospital-Venice is about 3 miles away at the intersection of Laurel Road and Interstate 75. I-75 provides convenient travel to several regional destinations. North Port, one of the fastest-growing cities in the country, is about 15 miles south, and Port Charlotte is about 10 miles farther down I-75. Outlying areas of Sarasota and Manatee counties are accessible heading north. U.S. Highway 41 provides quick access to downtown Venice, and it leads directly to Sarasota-Bradenton International Airport about 20 miles away.
