A large, civic-minded community on the Gulf Coast
Nokomis, an unincorporated community north of Venice, retains its humble roots amid the ongoing growth of Sarasota County. “We’re still a small town. You go to the post office and run into your neighbors,” says Bill Cantrell, a Realtor with Home Team Realty who is the president of the Nokomis Area Civic Association. “People know each other, look out for each other. We’re very proud of our community.” Stretching from the Gulf Coast to more rural parts of the county, Nokomis offers prospective homebuyers an array of residential choices, a plethora of recreational options and proximity to a pair of top-rated schools.
Civic association has served residents for more than 25 years
The Nokomis Area Civic Association has been a staple of the community for more than a quarter-century, and it has become increasingly important for a large, diverse cross-section of one of the country’s fast-growing areas. “For over 25 years, we have been a voice, a liaison, in regard to dealing with the county,” says Cantrell. The association, staffed entirely by volunteers, holds quarterly meetings that typically include county officials addressing issues of importance to Nokomis residents. “Putting people together is the best thing we do,” adds Cantrell. “We just try to provide a platform because the county offers a lot of great services, and a lot of people just don’t know about them.” The association hosts an annual Historic Nokomis Day each February, and the 2023 event served as a fundraiser for its latest initiative, a partnership with Sarasota County Parks and Recreation to provide scholarships for area youth to attend afterschool programs.
When it comes to housing, "Nokomis has got a little bit of everything"
Manufactured homes in self-contained communities typically list between $35,000 and $85,000, while remodeled shotgun-style single-family homes in the $200,000 range can be found on the eastern edge of the community. Town house communities offer attached homes with separate garages or carports between $200,000 and $280,000. Single-family ranch-style homes that typically list between $500,000 and $600,000 are prevalent east of Tamiami Trail, an area that encompasses most of Nokomis. West of Tamiami, you will find a handful of Mediterranean-style homes from Nokomis’ earliest days as well as more expensive ranch homes, multimillion-dollar Coastal homes and Spanish Mediterranean estates valued in excess of $8 million. “Nokomis has got a little bit of everything,” says Cantrell.

Community Park and waterfront spaces highlight a variety of recreational options
The Historic Day festivities are held at Nokomis Community Park. The 17-acre complex includes traditional athletic amenities and features a fishing pier and kayak launch on Roberts Bay in a community with plenty of waterfront access. Roberts Bay stretches from the western edge of Nokomis near the Gulf of Mexico and becomes Curry Creek as it heads east. Curry Creek Preserve West offers a rural escape for hiking and nature-watching. Bordering Nokomis on the north is Dona Bay and Shakett Creek. Nokomis Riverview Park is located on an inlet between the two, providing not only a kayak launch but access for bicyclists to The Legacy Trail, which runs south through all of Nokomis and crosses Roberts Bay just past Nokomis Community Park and into Venice. The Pocono Trail Preserve, just east of Tamiami, provides additional waterfront access and opportunities to fish, hike and watch birds.
Nokomis Community Park has two tennis courts for public access play.
On Anchorage Drive in the Nokomis neighborhood any homes have waterfront access.
The Legacy Trail runs right through Nokomis and runs for miles North and South.

Students can atend kindergarten through 12th grade at A-rated schools
Students can attend the nearby Laurel Nokomis School, an A-rated institution by Niche that is the only K-8 school in Sarasota County, and Venice High School, also A-rated. Venice High boasts its own performing arts center.
Laurel Nokomis School in East Venice is the Home of the Lightning.
Venice Senior High School in Venice FL is an A rated school with a winning athletics program.

Tamiami Trail provides easy access to retail and dining
Captain Eddie’s Seafood is the featured eatery along the Tamiami Trail retail and dining corridor. The restaurant features fresh food in an Old Florida environment, and visitors can hear live music seven days a week. The nearby Café Evergreen is a highly rated restaurant offering organic food and drinks. Plaza Venezia in the northeast corner of the community is anchored by a full-service Publix. “Nokomis has a lot going for it,” says Cantrell.

The Nokomis Sunset Hut is THE place to have a cocktail and enjoy the sunset over the water.
