Small town atmosphere 4 miles from essentials
Many commuters call the suburbs of Nolanville home for the easy 12-mile drive to Fort Cavazos. “It’s a small city with a small-town atmosphere because there isn’t much traffic, so it’s easy to get around,” says Tisha Holder, who has been a Realtor in Central Texas for 6 years with Coldwell Banker. The community has a signature Central Texas landscape, with dry grass lawns and small patches of trees. Many Mission-inspired homes were built within the last 20 years, ranging from $230,000 to $720,000. There’s a lot of farmland beyond the suburban streets, which makes life here feel a bit slower, but residents drive just 4 miles west on U.S. Highway 190 for a selection of retail, grocery and big-box stores around the Market Heights shopping center. Folks head 4 miles south to enjoy a sunny day swimming and chilling out on the shores of Stillhouse Hollow Lake. There’s even a launch for boaters to spend a day fishing or waterskiing. Most students attend schools within a few miles of the neighborhood, including Nolanville Elementary, which is within walking distance of many homes.

Nolanville has a recognizable Central Texas landscape, with flat dry yards that have been faded by the beating sun and small trees adding a few patches of green, as well as Mission-inspired homes with limestone and white stucco exteriors that are a signature of the region. Highway 190 splits the area down the middle, with grid streets to the north and cul-de-sacs to the south. “Homes here cater to various budgets, so people can get decent square footage for a good price,” Holder says. Most homes were built within the last 20 years, but prices are slightly lower on the north side, ranging from $240,000 for a 1,500-square-foot Craftsman to $440,000 for a newly built 2,200-square-foot Craftsman with contemporary floor-to-ceiling windows. Homes in the newly built suburbs on the south side start at $300,000 for a 1,600-square-foot Craftsman with postmodern-inspired pitched roofs and climb up to $715,000 for a 3,000-square-foot Postmodern ranch-style with floor-to-ceiling windows and a classic Mission-inspired stone exterior. Within one of the suburban communities, people can get a secluded 3-acre slice of Texas, home to a 4,000-square-foot limestone prairie-style and a large barn shaded by mature oaks.

Interstate 14, Highway 190 and local bus stops
There are a few bus stops in the middle of the neighborhood for those who don’t wish to drive around the area. Interstate 14 and Highway 190, which splits into North Central Texas Expressway and South Central Texas Expressway within the neighborhood, make traveling a breeze. Nolanville is 17 miles from the Killeen Regional Airport.
Drive to Market Heights for shopping
Except for a couple of small restaurants and convenience stores like Sura Korean & Sushi and Circle K, there isn’t much in Nolanville, so residents drive 4 miles west on Highway 190 to shop at Market Heights. Here they find retailers like Ulta Beauty and Dicks Sporting Goods and get big-box items at Walmart, Target or Sam’s Club. Folks can check off their grocery list at a Texas favorite, H-E-B. Around Market Heights, hungry locals can grab a bite at fast-food spots like Chick-fil-A or enjoy German fare at Zum Edelweiss.

Recreation at Stillhouse Hollow Lake
On a sunny summer day, folks drive 4 miles south to Dana Peak Park on the shore of Stillhouse Hollow Lake. Here, people can swim at a small beach, chill out at the picnic area or launch their boat for a day of fishing and waterskiing. Dana Peak Park also has miles of offroad trails along the north side of the lake for mountain bikers to ride. Back in the suburbs, people can play soccer and basketball or swing on the playground at Monarch Park. Local rec and pick-up soccer leagues play on the indoor fields at Gametime Indoor Soccer Arena. Those who enjoy an exhilarating game of paintball can join a match at Gametime’s outdoor facility.

Friday Knight lights at Harker Heights High
Students may attend the Killeen Independent School District, which is graded an overall B-plus by Niche. They begin less than a mile from most homes at Nolanville Elementary, rated a B-plus, and continue at Eastern Hills Middle, rated a C-plus. Their academic journey finishes at Harker Heights High, given a B-plus. This is Texas, so on a fall Friday night, expect to find everyone cheering on the Harker Heights Knights under the lights.
