Close to Norfolk’s bases and beaches

Belvedere is a small neighborhood at the north end of the Granby Street Bridge, touching both the Lafayette River and Wayne Creek. The area is primarily residential, offering multi-story homes near local schools and universities, hip restaurants and the delights of downtown Norfolk. With many benefits to the area, locals often talk about the “proximity to both bases and beaches,” according to Joe Boylan, a Realtor with 1st Class Real Estate who has been serving the area since 2019.

Belvedere’s colorful homes with waterfront views

Five blocks spanning either side of Granby Street consist mainly of mid-century Cape Cods and ranch styles, though there are some split-level and even Colonial Revival-style homes. Houses often start around $200,000 for a three-bedroom ranch-style and can run to $400,000 for a four-bedroom waterfront property. Homes on the community's fringe enjoy open yards overlooking the riverfront. Many of these waterfront properties have private docks or boat ramps stretching into the Lafayette River.

Norfolk’s IB program

Students within Belvedere fall under the Norfolk Public Schools district. Many students begin their education at Granby Elementary School, which earned a C-minus rating from Niche. Students can then head to the C-rated Blair Middle School, which has been teaching Norfolk students since 1922. Granby High School holds a B-minus rating and is home to the district's only International Baccalaureate (IB) program. Students looking to enroll in college can also head to Old Dominion University, which is only 3 miles away from the area.

Benches and Virginia Pines on the river

At the base of the Granby Street Bridge, Granby Street Park is Belvedere’s largest park. The green space features tall Virginia pines and several shaded park benches. Off Granby Street, just outside the neighborhood's northern border, the playground at Trinity Lutheran is a popular place for local kids to visit.

Dining and shopping on Granby Street

Two miles farther up Granby Street is the Midtown Shopping Center, a popular shopping and dining hub among Belvedere residents, home to the Harris Teeter, where many residents get groceries. There is also the used bookstore Book Exchange that offers books, CDs, and DVDs to locals. Locals can also grab a quick bite at larger chains like Chipotle and Firehouse Subs. Many residents head down to MJ’s Tavern across the bridge for nights out and karaoke.

The main funnel to downtown

Much like the rest of Norfolk, Belvedere offers plenty of options for locals to get around. This area is unique as it is split by Granby Street, which some, including Boylan, call “the main funnel to downtown Norfolk.” Granby Street is also lined with multiple bus stops for the Hampton Roads Transit bus system or locals can head downtown to hop on Norfolk’s light rail. For quick trips, there are plentiful sidewalks for walkers and joggers to get their daily steps in.

Fun with Norfolk history and biology

Thousands of Virginia residents flock to downtown Norfolk each June to attend Harborfest, an annual celebration of the city’s maritime history with many boats, activities, food and even a fireworks show. For fun close to Belvedere, residents head to the Virginia Zoo, with over 170 animals and eight different types of gardens to enjoy.

Navy bases and traffic

The Eastern Virginia Medical Center is a 4-mile drive away and hosts both the Children's Hospital of The King's Daughters and Eastern Virginia Medical School. Locals on the waterfront side of Belvedere must also be vigilant of the flooding in Norfolk. The traffic can also become heavy in a city as bustling as Norfolk. Part of this is because there is so much military activity, as, “The Norfolk area is dominated by the naval bases,” says Robert Puentes, an ODU graduate and CEO of the Eno Center for Transportation.
