Sitting on the shores of Wayne Creek is Roland Park, a residential neighborhood that is 5 miles from Downtown Norfolk. The neighborhood’s civic league does much for the community, including building a scholarship fund for graduating students in Roland Park, many of whom attend Norfolk City Public Schools. Residents can also give back to the area by pledging to be a River Star Home, part of the Elizabeth River Project that encourages homeowners to reduce pollution and contribute to rebuilding the oyster population. “They have the luxury of being part of the restoration of the river,” says Ed Culpepper, Realtor with Howard Hanna Real Estate, who has worked in Norfolk for over 20 years. The neighborhood is close to food, shopping and entertainment options in and around Downtown Norfolk.
Single-story homes sit on Wayne Creek waterfront
The two-way roads have enough space to accommodate overflow from the narrow driveways. Tall trees are scattered throughout the grassy lawns that are accented with small bushes. Three-bedroom ranch-style homes, primarily red brick or wood paneling, fill the neighborhood, along with the occasional Cape Cod or two-story house with colonial influences. “It’s a modest starter neighborhood, which is sometimes rare to find,” Culpepper says. Prices tend to fall between $225,000 and $275,000, although waterfront properties can cost upward of $300,000.

Roland Park is 2 miles from shopping center
Roland Park is about 5 miles from Downtown Norfolk, which offers several retail and dining options. People can spend the day browsing the stores at MacArthur Shopping Mall before getting dinner and drinks at Hair of the Dog Eatery, which serves a rotating list of cocktails and mocktails. Southern Shopping Center is about 2 miles away. It features several restaurants, including the locally owned Maya Restaurant, which serves Honduran food, and chains such as KPOT Korean Barbeque & Hot Pot and Bojangles. Residents go grocery shopping at Food Lion and Walmart, and there is a Home Depot about 5 miles away.
Roland Park locals attend Norfolk events
Because the neighborhood is so close to Downtown Norfolk, residents can enjoy the city’s events throughout the year. The Norfolk Waterfront Jazz Festival celebrated its 40th anniversary in 2023 and has a packed lineup of jazz musicians. The 48th annual Norfolk Harborfest will be in 2024 and include events on the shore and in the water, such as the Parade of Sail, where tall ships and other vessels tour the harbor.
Maury High School prepares students interested in medicine
Students in the area attend Norfolk City Public Schools, starting at Willard Model Elementary School, which receives a C from Niche. Next, they can head to Norview Middle School, rated C-minus. Matthew Fontaine Maury High School, which earns a B-plus and is locally known as Maury High, is home to the Medical and Health Specialties Program. Besides offering rigorous science classes relating to medicine, students enrolled in the program can study with professionals and practice essential skills in the medical profession.
Old Dominion University, which earned the Research 1 Classification from the Carnegie Classification of Institutions of Higher Education because of its high research activity, is about 4 miles outside the neighborhood. Besides having more than 120 undergraduate programs, people can apply to more than 40 master’s and 50 doctoral programs.

The Roland Park Playground sits at the top of the neighborhood and features slides, swings, a seesaw and a climbing structure where kids can get their energy out. Because the neighborhood sits on the shores of Wayne Creek, which connects to the Lafayette River, fishing is popular in the area. To fish in Norfolk and the rest of the state, anglers must obtain a valid Virginia fishing license.
The Virginia Zoo is about 3 and a half miles away and home to over 700 animals spanning 150 species. As part of the Association of Zoos and Aquariums (AZA), the zoo focuses on the conservation and well-being of wildlife. Part of this conservation comes from partnerships with several species-specific campaigns and organizations, including the International Rhino Foundation. There is plenty to do in Downtown Norfolk, including hiking the Elizabeth River Trail or attending a Virginia Festival of Arts concert.

Nice neighbors. I wish that there were fewer rental properties, so that homeowners would invest more in their homes. There are nice waterfront lots. Some houses are well-maintained and others are neglected.
