Quiet neighborhood hidden behind schools
Tucked away behind schools and apartment buildings on Granby Street lies the Suburban Acres neighborhood. “This is not an area with cookie-cutter homes. There’s more of an eclectic vibe in regard to home styles, but overall, they’re established houses,” says James Parrott, a Realtor with Keller Williams Coastal Virginia Chesapeake who has over eight years of experience. Residents often live in older Cape Cods or ranch homes, and some live close enough to Wayne Creek to see the water from their backyard. Anyone who wants to grab breakfast at The Pancake House & Grill or report to Naval Station Norfolk has easy access to Granby Street and Interstate 64. “You have shopping and everything right there, and the military bases are really close by. The home prices here are pretty decent, and people also really like the spacious lots,” says Jennifer Berg, who has over nine years of experience as a Realtor with Inlet Realty.
Commuting down Granby Street or I-64
Residents who live close to Harris Teeter can take a roughly 15-minute walk to shop at the grocery store. Most rely on their cars to get around town and drive 5 miles to work in downtown Hampton or 4 miles north to report to the Naval Station Norfolk. Those running to catch a flight at Norfolk International Airport use Interstate 64, which borders the neighborhood's east side. There are Hampton Roads Transit bus stops up and down Granby Street to give residents a path to downtown Hampton or north to Ocean View Beach.
Breakfast and brunch at The Pancake House & Grill
The Pancake House & Grill is a family-owned spot that has been serving stacks of hot pancakes, biscuits coated in gravy and specialty omelets since 1962. Guests stop by this long-established restaurant for breakfast, brunch and lunch. Guests at Your Pie Pizza order signature pizzas and finish off their dinners with bowls of vanilla gelato. Near Your Pie Pizza, Harris Teeter offers daily essentials and household items for locals to browse. Residents can find more options at the Little Creek Marketplace, where they can shop at the Walmart Supercenter and Old Time Pottery or the Rainbow Shops across the street.
Cape Cods and ranch homes welcome long-time residents
Walking along the narrow, paved sidewalks takes residents past brick ranch homes, 1950s Cape Cods and newer Craftsman homes shaded by mature oaks and maples. “Suburban Acres is a pretty quiet area with generational-type ownership. There’s an elementary school there and paved sidewalks. There’s also a buffer between the homes and the interstate, so I didn’t hear traffic noise when I was down there for an open house,” Parrott says. Homeowners enjoy large lawns and enough land between each home to feel spread out but not isolated from their neighbors. A three-bedroom home with over 1,400 square feet and uncovered parking can sell for $225,000 to $430,000, and Cape Cods with over 2,000 square feet and attached garages sell for $450,000 to almost $600,000. Once residents settle in Suburban Acres, they stay for a long while, as only one or two homes sell each month.
Granby High students enroll in International Baccalaureate classes
The C-rated Suburban Park Elementary sits within the neighborhood, and parents can walk their kids to school in the morning. Students later attend Northside Middle, which also receives a C from Niche, and then Granby High. Students, known as the Granby Comets, leave Suburban Acres and head across the street to attend this school that gets a B-minus. Private charter, including Norfolk Collegiate at the entrance of the neighborhood, and private Christian schools sit along Granby Street as additional education options.
Exploring Caton Park after class
After school hours end at Suburban Park Elementary, residents can hang out in Caton Park, located on the school’s grounds. Kids can climb the playground equipment while others practice on the soccer field or basketball courts. Homeowners with private piers can cast a line into Wayne Creek to see what they can reel in. Some take their dogs up to walk around Northside Park, 2 miles north of the neighborhood. The park’s 62 acres are filled with walking trails, a playground, basketball courts, a skate park, an indoor pool and softball fields.
Neighbors get together for community cleanup
Suburban Acres Civic League hosts monthly meetings and community cleanup events every four months to bring neighbors together and improve the area.
Temples, cathedrals and medical care
North of the neighborhood, off Granby Street, Velocity Urgent Care and Sentara Internal Medicine Physicians see patients for last-minute and routine care. Also on Granby Street, Annunciation Greek Orthodox Cathedral has stood since 1947, while the Temple Israel synagogue has been a community feature since 1954.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
