Verdant suburbia on the banks of the Lafayette River
The tidal rush of the Lafayette River cradles the eastern border of Talbot Park, a dock-studded backbone to a suburban neighborhood known for its healthy canopy of mature trees and winding, gridded streets of well-kept historic homes. Quiet as it is on the blocks off Granby Street, the neighborhood’s outsized collection of community spaces and nearby private schools keep it from fading into the Hampton Roads commuter noise at the gateway to Norfolk. “It’s one of the older, more established neighborhoods in Norfolk. People who live in Talbot Park are looking for older homes with character, hardwood floors and those tree-lined streets,” says Janis Campbell, a Realtor at Keller Williams with 22 years of experience in Norfolk and the mother half of the Campbell mother-daughter team. “Everyone just loves the neighborhood. When you say Talbot Park, everybody knows what you’re talking about.” Talbot Park's residents settle between waterways and commuter highways, down the block from public and private schools, and near event venues that fill the neighborhood with Greek music or Halloween spirit as the surrounding trees bud, sprouts leaves and turn fiery with autumn.
Blocks of historic single-family homes and newer Westport construction
Set back on tidy, grassy lawns, Talbot Park’s homes are a complementary but eclectic mix of single-family styles that range between landlocked blocks and river-backed roads. Among plenty of simpler Cape Cods and ranch-style homes that built up through the midcentury, stately Colonial and Dutch Revivals, creative Tudor-inspired homes bring elegant, prewar styles to the neighborhood. Most homes sell for $400,000 to $700,000, but fixer-uppers can go for less and large, grand homes sitting right on the Lafayette can go for $900,000 to $1 million. While historic charm is Talbot Park’s bread and butter, the newer WestPoint community was built just years ago, introducing modern apartment buildings and condo townhouses to congregate on the neighborhood’s northernmost waterfront. Townhouses sell for $250,000 to $390,000, and monthly HOA fees of more than $100 offer access to community amenities like a pool, clubhouse and kayak launch. Those living immediately on the waterfront may need to pay for flood insurance, but the majority of Talbot Park does not fall into a higher risk flood zone. A handful of churches like Royster Memorial Presbyterian Church hold services throughout the neighborhood, as does Temple Israel.
IB education at Granby High, nearby Norfolk private schools
Kids attending Norfolk City schools will start at Granby Elementary School in their neighborhood, which earns a C from Niche. Blair Middle School is a few miles away from Talbot Park and also earns a C. Older students return to the neighborhood to attend B-minus-rated Granby High School, known for operating an International Baccalaureate Diploma Programme for college prep-inclined juniors and seniors. Some of the city’s more popular private schools sprawl on campuses just across Granby Street, including the A-minus-rated Norfolk Christian Schools and A-rated Norfolk Collegiate School.
Lafayette River kayaking and the Norfolk Fitness and Wellness Center
Private docks poke out around Talbot Park’s western edge, opening access to the meandering banks of the Lafayette River for kayakers. On land, the Norfolk Fitness and Wellness Center offers Norfolk Facility Use I.D. cardholders access to tennis courts, a playground and outdoor pool that opens through the warmer months. Indoors, another swimming pool is open year-round, as are fitness studios, indoor basketball courts and bookable multipurpose rooms. Talbot Park’s extensive sidewalks make walking and jogging around the neighborhood very popular with residents. Long stretches of sandy beaches line the Chesapeake Bay around 4 miles away in Ocean View.
Shopping and dining in Wards Corner
Granby Street intersects with East Little Creek Road about a mile north of Talbot Park, coming together to make up Wards Corner’s strip mall shopping district. Stores like Harris Teeter anchor some shopping plazas, sharing parking lots with specialty retailers like the Book Exchange used bookstore. Chains dominate the local dining scene, including Your Pie Pizza’s brick-oven offerings and the all-day breakfast fare at The Pancake House & Grill. Guads Mexican Restaurant serves margs and Mexican staples inside and on a small outdoor patio. Busier strip malls like the Little Creek Marketplace are further down the road.
Granby Street commuting to Norfolk and Naval Station Norfolk
Granby Street is a busy Hampton Roads commuter thoroughfare, starting locals on the southward, roughly 7-mile drive across its namesake bridge to downtown Norfolk and meeting with Interstate 64 to the north, offering a more than 20-mile, trip to Newport News. This route can get congested with traffic for the Hampton Roads Bridge Tunnel. Naval Station Norfolk, the largest naval complex in the world, is about 5 miles away. While most commuters use their own vehicles to get around, Hampton Roads Transit buses also make stops along Granby Street. After Bon Secours Depaul Medical Center’s closed in 2021, Sentara Norfolk General Hospital is now the closest hospital, around 4 miles away. Norfolk International Airport is about 5 miles away.
The Norfolk Masonic Temple and crossing Granby Street for the Norfolk Greek Festival
The Norfolk Masonic Temple is an active event space and entertainment venue that hosts local theater productions and putting on the Norfolk Haunted Temple, an October haunted house experience that promises a scary but no-touch experience. Crossing Granby Street, residents get first dibs on the Norfolk Greek Festival – no matter what form it takes. “We’re right across from the Anunciation Greek Orthodox Cathedral. They’ll throw two kinds of Greek Fests – one's a drive-thru, one’s sit-down. That’s the difference,” Campbell says. Visitors should order ahead or prepare to fill out paper order forms when the Greek Fest takes on its Express Drive-Thru form, as it has for multiple recent October weekends. Traditional Greek dancing, music and artisan booths are expected to return for the spring 2025 celebration.
