Wards Corner is a bustling neighborhood just 5 miles from Downtown Norfolk and Norfolk Naval Station. Residents flock to this sought-after Norfolk suburb for its walkability and amenities. It’s not hard to stay active or be social in Wards Corner! Erin Ward, a real estate agent and a long-term Wards Corner resident, describes the neighborhood as “close-knit and charming” with “a really friendly vibe.” Wards Corner is also a great place to buy for first-time buyers or those looking for appreciation value, as Ward says it’s a “phenomenal place to build equity.” An equally important detail, says another local realtor and longtime resident Janis Campbell, is the fact that Wards Corner is not in the flood zone like many other Norfolk neighborhoods.
Quiet, tree-shaded streets
Homes in Wards Corner range in style from traditional Colonial Revivals to little cottages and cozy Cape Cods. Small front lawns are heavily wooded throughout the neighborhood, providing nice shade over the sidewalks for the community. “There are always people out walking and exercising,” Ward says. Three-bedroom, one-bath homes start at around $240,000 and the median home price in the neighborhood falls around $297,500. There’s quite a range of home prices in the neighborhood, though. Larger five-bedroom, three-and-a-half-bath homes often cost over $600,000 if they’re off the water, while the handful of waterfront homes in the neighborhood can run between $500,000 and just over $1 million depending on their size and how updated they are.

Harris Teeter, big box retail and local eats
Conveniently located right next to the Midtown Shopping Center and the greater Wards Corner “corner” shopping, neighborhood residents have easy access to retail and dining options. Guad’s down Granby Street is a “great place for Mexican food,” Campbell says. The Pancake House & Grill is also popular for its wide selection of breakfast foods, from omelets to chicken and waffles. When residents would rather cook at home, they often turn to Harris Teeter for quick, convenient grocery shopping. Little Creek Marketplace, which is only about 2 miles outside the neighborhood, offers even more options when it comes to nearby shopping. When they truly want to go on a shopping spree, though, Downtown Norfolk is a perfect nearby stop, with seemingly infinite shopping and dining options.

Community events and a yearly 10K
The Wards Corner Civic League is active in the community, hosting events like a yearly fall festival that features pumpkin decorating, cornhole, a potato sack race, costume contests for kids and adults and more. Wards Corner also hosts a yearly 10K run.
Historic public and private schools
Wards Corner is part of Norfolk City Public Schools, which Niche gives a C rating. Children can attend Granby Elementary School, which has a C-minus, and Blair Middle School, which has a C, before moving on to Granby High School. The high school has a B-minus rating on Niche and has been serving Norfolk students for over 80 years. It’s home to the district’s high school-level IP Diploma Programme. Alternatively, parents can send their children to Norfolk Collegiate. This private school, which serves children from pre-kindergarten through 12th grade, is has also been a fixture of the community for over 75 years and earns an A on Niche.

Indoor recreation meets outdoor play
The Norfolk Fitness and Wellness Center sits at the heart of Wards Corner. The NFWC outdoor pool is open every summer from Memorial to Labor Day, but there are also a ton of year-round indoor and outdoor recreation options at the center, from dance and yoga classes to the gym, indoor basketball court and saunas. Membership to the NFWC is open to everyone, but Norfolk residents receive a special yearly rate. No membership is required, though, to enjoy the soccer fields and playground outside the facility’s iconic glass dome. Sunny days are often spent at North Shore Road Playground, a small green space with a playground, or the 18-hole, par 71 championship MWR Sewells Point Golf Course just a mile away. There aren’t any public kayak launches in the neighborhood, but those with waterfront access may also spend a sunny day out kayaking or fishing on the Lafayette River.

Major roads and highways make travel easy
Wards Corner is bordered by a myriad of major roads, including Terminal Boulevard, Granby Street and Interstate 564, known to locals as Admiral Taussig Boulevard. West Little Creek Road also runs right through the center of town, and it’s there—and along Granby Street—that residents can hop on a bus. This convenience, as well as its proximity to the Norfolk Naval Station, makes Wards Corner highly covetable. There are two base entrance gates within just a few miles of Wards Corner, as well as several nearby MWR amenities. The major roads connected to the community also ensure that Norfolk International Airport, which is just 6 miles away, is just a 15-minute drive away.
